Job summary

JLL is seeking an Operating/Building Engineer in Herndon, VA to maintain and repair building systems, including HVAC, electrical, plumbing, and life-safety systems. You will perform preventive maintenance, monitor performance, and coordinate with contractors to ensure aligned quality and costs.

Requirements include 5+ years of experience with commercial systems, CMMS proficiency, and the ability to obtain a security clearance.

  • Operate, maintain, and repair Mechanical, Plumbing, Structural, Fire/Life Safety, and Control systems to standards.
  • Perform preventative maintenance on HVAC systems and related equipment.
  • Record readings and parameters, adjust systems to ensure proper operation.
  • Monitor quality and cost of maintenance by external contractors.
  • Oversee facility services, purchasing, and inventory control.
  • Check tool and instrument inventory and ensure readiness.
  • Troubleshoot and repair lighting systems and drainage systems.
  • Comply with safety policies for hazardous materials and clean workplace.

Job description

What this job involves: As an Operating/Building Engineer, you'll play a critical role in keeping our facilities running at peak performance. This position centers on operating, maintaining, troubleshooting, and repairing facility equipment across all building systems. You'll manage complex building systems, respond to emerging issues, and ensure our facilities meet and exceed applicable standards while our clients' operations continue seamlessly.

What your day-to-day will look like:

  • Operate, maintain, and repair Mechanical, Plumbing, Structural, Furniture, Fire, Life Safety, and Control systems to keep all facility and building systems performing to applicable standards
  • Perform preventative maintenance on HVAC systems and associated equipment, including cleaning, inspecting, calibrating, and replacing parts to maintain optimum performance levels
  • Record equipment readings and system parameters, making necessary adjustments to ensure proper operation and identifying potential issues before they escalate
  • Monitor the quality and pricing of maintenance work performed by outside contractors to ensure standards are met and costs remain competitive
  • Maintain responsibility for facility services, purchasing and inventory control, contracted maintenance coordination, and general maintenance tasks
  • Perform periodic checks of tool and instrument inventory to ensure all equipment is available, properly maintained, and ready for use
  • Troubleshoot and repair lighting systems, including ballast replacement throughout the facility
  • Perform maintenance and repairs on plumbing fixtures including toilets, urinals, and hand wash stations, and operate drain cleaning augers to resolve blockages
  • Comply with departmental policies for safe storage, usage, and disposal of hazardous materials while maintaining a clean and safe workplace at all times

Required qualifications:

  • 5+ years of experience maintaining and repairing commercial building systems
  • Ability to analyze the operation of various industrial Mechanical, Electrical, Plumbing, and HVAC systems, determine the cause of problems or malfunctions, and take corrective action
  • Ability to obtain and maintain a security clearance
  • Working knowledge of CMMS (i.e. Corrigo)
  • High school diploma or GED equivalent
  • Physical ability to bend, sit, kneel, squat, stand, reach, and lay as required to access equipment components for extended periods of time
  • Ability to work exposed to varying environmental conditions including heat, sunlight, rain, cold, and both daylight and nighttime hours

Preferred qualifications:

  • Trade certifications or technical school training in HVAC, Electrical, or Plumbing disciplines
  • Active security clearance or prior clearance eligibility
  • EPA 608 Type II Certification or higher for refrigerant handling
  • Additional EPA certifications (Universal certification preferred)
  • Experience with Building Automation Systems (BAS) and computerized maintenance management systems (CMMS)
  • Experience working in mission-critical facilities or environments requiring 24/7 operations
