Job description

Pioneer Companies, a leading Central New York commercial real estate development and property management company, is seeking a skilled, dependable, and motivated Building Engineer to join our Rochester team.

The Building Engineer will be responsible for the daily operation, maintenance, and repair of building systems and equipment within a portfolio of commercial/retail properties. This position plays an important role in ensuring our buildings operate safely, efficiently, and effectively while providing a high level of service to our tenants.

Key Responsibilities

• Perform routine maintenance, troubleshooting, and repairs of commercial building systems, including HVAC, plumbing, electrical, and mechanical equipment.
• Conduct regular property inspections to identify maintenance needs, safety concerns, and opportunities for improvements.
• Perform preventive maintenance to ensure the reliability, efficiency, and longevity of building systems and equipment.
• Respond promptly and professionally to tenant maintenance requests and building-related issues.
• Monitor and maintain heating, ventilation, air conditioning, and building automation systems.
• Coordinate with outside contractors and vendors for specialized maintenance, repairs, and inspections.
• Assist with building improvement projects, equipment replacements, and capital improvements.
• Maintain accurate records of maintenance activities, equipment servicing, and work orders.
• Ensure properties are maintained in a clean, safe, and professional manner and comply with applicable building and safety regulations.
• Respond to emergency maintenance situations as needed, including occasional after-hours calls.
• Work closely with property managers and other team members to ensure efficient building operations and tenant satisfaction.
• Assist in the continuous improvement of building maintenance procedures, preventive maintenance programs, and operational efficiencies.

Qualifications

• Previous experience in commercial/retail building maintenance, facilities engineering.
• Working knowledge of HVAC, electrical, plumbing, and mechanical building systems.
• Strong troubleshooting, problem-solving, and general repair skills.
• Experience with building automation systems and preventive maintenance programs is a plus.
• Ability to read and understand equipment manuals, technical drawings, and maintenance instructions.
• Strong organizational and time management skills with the ability to prioritize multiple tasks.
• Excellent communication and interpersonal skills with a customer-service-oriented approach.
• Ability to work independently and collaboratively with property managers, tenants, and outside contractors.
• Valid driver's license and reliable transportation.
• Ability to perform the physical requirements of the position, including lifting, climbing ladders, and working in mechanical areas.
