Job summary

ZRS Management LLC is seeking a Maintenance Technician to service residents and support the Maintenance Supervisor. You will perform skilled repairs across plumbing, electrical, HVAC, appliances, and other tasks, aiming for timely turnover and preventive maintenance.

You will also handle routine grounds and common area upkeep, ensure safety, maintain inventory, and keep work areas clean. This is a full-time on-site role with opportunities for growth within the property management team.

Qualifications

• Valid driver's license with acceptable driving record and proof of automobile insurance.
• EPA certification preferred.
• If required at a specific property, certification must be obtained within 90 days of the employment start date.

Responsibilities

• Perform independently technical maintenance repairs to plumbing, electrical, heating and air conditioning, appliances, and any other aspect as needed.
• Perform apartment turnover maintenance in three to five business days and turnover checklist completion.
• Common area maintenance including sweeping, mopping, vacuuming, trash removal, pressure washing, and window cleaning.
• Monitor exterior for roof, siding, shutters, etc., and assist with preventive maintenance program.
• Maintain safe condition of all equipment or structures in area of expertise and keep inventory up to date.
• Keep work area clean and orderly and observe all safety rules.

Job Description

The Maintenance Technician’s primary goal is to provide exceptional service to our residents. The Maintenance Technician will work hand-in-hand with the Maintenance Supervisor to provide skilled, efficient and professional service. Through dedication and uncompromised service, this position can be promoted to Maintenance Supervisor. The position of Maintenance Technician reports directly to the Property Manager. The Maintenance Technician is responsible for the overall maintenance of the property, including but not limited to:

Perform independently technical maintenance repairs to plumbing, electrical, heating, and air conditioning, appliances, and any other aspect as needed.

Perform apartment turnover maintenance in three to five business days and turnover checklist completion.

Turnover maintenance includes but is not limited to: installation of blinds, change filters, replace bulbs, replace drip pans as needed, and replace door stoppers, caulk, and other miscellaneous repairs as needed.

Common area maintenance includes sweeping, mopping, vacuuming, emptying trash, pressure washing, cleaning windows etc.

Monitor building exterior for issues with roof, siding, shutters, etc.

Help maintain an effective preventive maintenance program for area of responsibility.

Assume primary responsibility for the safe condition of all equipment or structures in area of expertise.

Enter any newly purchased tools or equipment into inventory.

Keep work area clean and orderly.

Observe all safety rules.

Qualifications
