Essential Job Functions:

• Maintain property cleanliness by inspecting daily and removing trash from grounds and common areas.
• Keep mail rooms tidy—trash removal, sweeping, bulletin board updates.
• Replace lightbulbs in common areas and breezeways as needed.
• Replace first-floor window screens upon request.
• Assist with apartment make-readies—trash removal, caulking, appliance checks, smoke detector testing, part replacements.
• Clean air conditioning vents and replace filters in vacant apartments.
• Install, move, and connect appliances.
• Replace air filters in occupied apartments as scheduled.
• Maintain pool area—hose down, trash pickup, straighten chairs.
• Perform light painting duties as directed.
• Clean vacant apartments between residents.
• Assist Maintenance Supervisor or Technician as needed.

Job Qualifications:

• High school diploma or equivalent required.
• Experience in groundskeeping, caretaking, or janitorial work preferred.
• Strong attention to detail.
• Ability to multitask, stay organized, and meet deadlines.
• Availability for after-hours maintenance emergencies.
• Ability to lift up to 100 lbs. and climb stairs regularly.

Work Hours: Generally 8 am - 5 pm, Monday-Friday, with additional hours and weekends as needed to meet business requirements.
