BHOM Maintenance Technician (Maintenance)

The Maintenance Technician, also known as Service Technician, responds to maintenance requests as directed by the Maintenance Manager/Supervisor, property staff, residents, or vendors. The role ensures that the property's physical aspects meet company standards and legal requirements.

Essential Job Functions:

  • Schedule, monitor, and perform preventative maintenance and apartment turnovers.
  • Diagnose and repair issues in HVAC, electrical, plumbing, swimming pool, carpentry, drywall, exterior structural elements, and appliances.
  • Respond promptly and professionally to work order requests.
  • Ensure timely and efficient apartment turnovers and verify completion of work.
  • Provide excellent customer service to prospective and current tenants, promoting a quality living experience.
  • Use Siteplan to schedule and perform emergency maintenance when needed.
  • Inspect buildings and grounds for safety and cleanliness, reporting repairs needed.
  • Assist supervisor with scheduling and communicating with vendors and contractors, including obtaining bids and overseeing work completion.
  • Assist with purchasing maintenance supplies within budget.
  • Prepare and submit property invoices following guidelines.
  • Communicate maintenance status and issues to supervisor.
  • Participate in company training on fair housing, safety, non-discrimination, and harassment prevention.
  • Comply with all safety, health, and legal standards.
  • Maintain high productivity through reliable attendance and report issues promptly.
  • Perform other duties as assigned.

Minimum Qualifications/Skills:

  • Certifications may include EPA Type I and II, HVAC, CPO (pool), or other state-required licenses.

Desired Qualifications/Skills:

  • High school diploma or equivalent; college hours preferred.
  • At least 1 year of experience in electrical, painting, drywall, and plumbing.
  • Availability for night and weekend call duties.

Work Schedule: Generally 9 am - 6 pm, Monday to Friday, with extended hours or weekends as needed.

Physical Requirements: Must be able to sit, stand, walk, reach, grasp, bend, crouch, or stoop. Capable of lifting and carrying up to 100 lbs., pushing and pulling with assistance, and having good vision and focus. Must handle exposure to mechanical parts, outdoor weather, airborne particles, chemicals, heat, electrical hazards, vibration, and moderate noise. Travel within regions or states may be required.
