The Leasing Consultant will market and lease apartments according to management policies and procedures, providing resident services professionally and courteously.

*This position will be split between Hills at Harrisonburg - Southview & Northview*

Essential Job Functions

• Maintain excellent customer service relationships following the BHOM Living Playbook
• Adhere to BHOM Policies and Procedures
• Greet prospective residents, show models, market-ready units, and common areas
• Lease apartments and promote property products and services
• Assist prospective residents with online applications
• Respond to internet leads, answer calls, and conduct property tours as per guidelines
• Optimize occupancy and maximize leased rent
• Use sales and marketing strategies to increase traffic and achieve occupancy goals
• Maintain thorough product knowledge of the property and competitors
• Assist with market surveys
• Collect deposits and move-in fees
• Prepare lease-related paperwork accurately
• Maintain prospect traffic and leasing data
• Inspect units regularly and before move-in
• Help plan and host resident events
• Audit lease files and assist with bonus submissions
• Assist residents with move-out processes
• Contribute to the turn process and handle service requests
• Maintain cleanliness of office and common areas
• Ensure punctual attendance and report issues
• Perform administrative tasks as needed

Minimum Qualifications/Skills

• Fluent in reading and writing English
• Basic to intermediate math skills
• Computer literacy

Desired Qualifications/Skills

• High school diploma or equivalent preferred

Work Schedule

Typically 8am-5pm, Monday-Friday, with occasional extended hours or weekends as needed.

Physical Requirements/Environment

Light physical demand, including sitting, standing, walking, reaching, grasping, occasional bending, crouching, lifting up to 25 lbs., and pushing/pulling up to 50 lbs. with assistance. Vision and focus adjustments required. Office environment, minimal exposure to undesirable elements.
