Job Description

The Property Manager's primary responsibilities include: supervising on-site staff, overseeing the physical condition of the property and maintenance work orders, exercising knowledge of landlord-tenant law, managing the annual operating budget, maintaining tenant records, managing tenant relations and rent collection, and leasing vacant apartments to maintain high occupancy.

Major Duties / Scope Of Work

• Setting and collecting rent in accordance with leases.
• Managing tenant relations, including screening tenants, responding to service requests, developing outreach programs, handling complaints, and initiating evictions.
• Coordinating with third-party vendors for property maintenance and safety.
• Overseeing property condition, including regular inspections and emergency repairs.
• Responding to inquiries, scheduling, and conducting leasing tours.
• Managing budgets for two properties.
• Holding an active Pennsylvania Real Estate Salesperson license and understanding relevant laws regarding tenant screening, security deposits, rent handling, lease termination, eviction, and safety standards.

Knowledge, Skills, & Abilities

• At least 3+ years in Residential Real Estate, preferably in Property Management.
• Active PA Real Estate License required; must be licensed to receive commissions.

Schedule

• Monday to Friday: 9:00am - 5:00pm
• Saturday by appointment
• On call as needed

Location & Requirements

• Reliably commute or plan to relocate to Pittsburgh, PA.
• Experience in Property Management (3+ years preferred).
• Valid PA Real Estate License required; Driver's License preferred.

Compensation

Salary: $65,000 - $72,000 per year
