Maintenance Supervisor

Olen Living seeks a skilled Maintenance Supervisor for our Highland Groves community in Gilbert, AZ. The role involves maintaining property integrity and functionality, working directly under the Property Manager, and overseeing the physical appearance and maintenance of the community.

Main Job Tasks and Responsibilities

• Manage service request processes, ensuring quality and timeliness.
• Handle make-ready processes for vacant units, including scheduling, supervising maintenance, vendors, and inspections.
• Oversee documentation and management of work orders and make-ready processes.
• Control inventory, keep detailed lists, and order supplies weekly.
• Maintain the maintenance shop, ensuring safety, organization, and stock levels.
• Perform monthly preventive maintenance inspections and repairs.
• Maintain exterior property elements such as buildings, trash enclosures, curbs, and parking lots.
• Coordinate with Property Manager and Regional Maintenance Supervisor on maintenance, staffing, and training.
• Conduct regular apartment and property inspections.
• Provide excellent customer service to residents, prospects, and team members.
• Perform additional duties as needed to support maintenance goals.

Qualifications

• Minimum 3 years of residential property maintenance experience
• High school diploma
• Universal HVAC certification required
• Experience with preventive maintenance programs
• Strong organizational, communication, and interpersonal skills
• Customer service-oriented
• Proficiency with Microsoft Office; willingness to learn new software
• Availability for after-hours emergency work
