It is a multi-faceted real estate organization involved in development, finance, construction, and asset management of multi-family housing for low to middle-income New Yorkers. Its subsidiary, Phipps Houses Services, Inc., manages residential and commercial properties, while its tax-exempt affiliate, Phipps Neighborhoods, provides human services to its communities.

Description

The organization seeks a bright, energetic Assistant Property Manager for its newest affordable housing development in Far Rockaway, Queens. The role involves providing advisory and organizational support, and knowledge of affordable housing programs to ensure smooth daily operations. A professional and courteous demeanor is essential.

Salary: $65,000

Qualifications

  • Bachelor’s Degree preferred; minimum Associate’s Degree or 60 college credits plus 3 years’ experience in affordable real estate management.
  • Experience with Low Income Housing Tax Credit Program, HOME, Section 8, Supportive Housing, and HCR Rent Stabilization.
  • Experience with Yardi Voyager; ability to produce various reports for property oversight.
  • Excellent written and verbal communication skills.
  • Ability to assess situations, make decisions, create plans, and execute them with approval.
  • Proficiency in Word and Excel.
  • Excellent math skills.
  • Notary License a plus.
  • Bilingual (Spanish) a plus.

Duties

Supervisory Responsibilities: In coordination with the Property Manager, oversee office and maintenance staff, ensuring duties are performed efficiently and with quality.

Ensure timely handling of documents, reports, and tenant information, maintaining professionalism.

Accounts Receivables: Monitor rent collections, review reports via Yardi Voyager, and coordinate legal actions for delinquencies.

Continuous Learning: Stay informed about evolving rules, regulations, and trends in affordable housing.

Team Work: Develop strong relationships with departments such as Human Resources, Purchasing, and Accounting to ensure workflow efficiency.

Leasing: Collaborate with Property Manager and Leasing Departments to fill vacancies quickly, assist with viewings, move-ins, move-outs, and unit inspections. Availability to work weekends when required.

Customer Service & Follow-up: Maintain respectful and prompt communication with residents, colleagues, and management.

Yardi Monitoring: Regularly review tenant activity for lease renewals, vacancies, and delinquencies, taking appropriate action.

Flexibility: Be adaptable as daily tasks vary.

Other duties as assigned by Senior Management.

Skills: Ability to interpret safety and operational manuals, write reports, and communicate effectively. Strong mathematical skills for calculating rates, ratios, and percentages. Problem-solving and interpretation of various instructions are essential.

Physical Demands: Regular talking, walking, sitting, handling, reaching, occasional standing, stooping, kneeling, crouching, or crawling. Ability to lift/move up to 10 pounds. Vision abilities include close and distance vision, and focus adjustment.
