Lincoln Avenue Communities (LAC) is seeking an Associate or Senior Associate for its Regional Development team in Santa Monica, CA. You will support affordable housing developments from early planning through stabilization, collaborating with Originations, Finance, Legal, Asset Management and Construction teams.

You’ll help drive closings, monitor schedules, coordinate financing (LIHTC, RAD, HOME, CDBG, AHP), set up budgets, and use AI tools to enhance analysis, documentation, and reporting with

Qualifications

  • 3–5 years supporting real estate transactions or development (Associate level).
  • 5–7 years supporting real estate transactions or development (Senior Associate).
  • Associate degree or bachelor’s degree with leadership in school or professionally (e.g., lender/investor/closing coord).
  • Proficient in AI tools, Microsoft Excel, Word, PowerPoint, and Adobe Acrobat.

Responsibilities

  • Prepare initial analysis of potential development opportunities including scoring and environment factors.
  • Track development approvals and coordinate with stakeholders to meet due diligence timelines.
  • Coordinate and prepare financing applications (LIHTC, RAD, HOME, CDBG, AHP).
  • Set up and monitor project budgets and construction progress; coordinate funding draws.
  • Manage closing checklists and reporting in internal systems (Dealpath, Smartsheet).
  • Ensure documentation of zoning, LIHTC commitments, and financing assumptions.

About This Role

Our Regional Development team is growing, and we're open to candidates at either the Associate or Senior Associate level for this opportunity. As an Associate/Senior Associate, you'll increase capacity across the team by supporting Regional Project Partners in advancing affordable housing developments from early-stage planning through stabilization. Working in a lean, highly collaborative environment, you'll contribute across every phase of the project lifecycle, partnering closely with third-party consultants and LAC's Originations, Finance, Legal, Asset Management, and Construction teams.

You’ll help drive projects toward successful and timely closings, support strong portfolio performance, and capture lessons learned to improve execution across future developments.

This is an excellent opportunity for a real estate professional with exposure to affordable multifamily development who is looking to strengthen project management skills and gain hands‑on experience across the full development lifecycle.

This role reports to a Director and is based in Santa Monica, CA. Minneapolis-based candidates will also be considered.

Exceptional and highly qualified remote candidates may be considered if they are able to travel.

What You’ll Do
  • Prepare initial analysis of potential development opportunities, including scoring review, amenity identification, environmental factors, etc.
  • Track development approval timelines and coordinate with internal and external stakeholders to ensure due diligence items are completed and delivered on schedule. Support financing partners and consultants from site control through closing while maintaining accurate development schedules
  • Coordinate and prepare financing applications, including LIHTC, RAD, HOME, CDBG, AHP, and other public and private funding sources, as required
  • Set up and monitor project budgets and construction progress, and coordinate funding draws in collaboration with LAC Construction, Finance, and external partners
  • Manage financing closing checklists and maintain accurate, up-to-date reporting in internal systems (e.g., Dealpath, Smartsheet)
  • Ensure clear documentation and tracking of zoning requirements, LIHTC commitments, and financing application assumptions
  • Support cross-functional development team members with contract and proposal reviews, accounts payable coordination, and engagement with third-party partners, including architects, property managers, insurance providers, and general contractors
  • Use AI tools to support project analysis, documentation, and reporting across development workstreams, with appropriate review for accuracy
  • Perform other related duties as assigned
Requirements
What You Bring
  • Strong proficiency in Microsoft Excel
  • Highly detail- and process-oriented, with a demonstrated ability to keep development approvals and transactions on schedule
  • Self-starter who can work independently while collaborating effectively with internal teams and external partners
  • Proven ability to build strong internal relationships and work cross-functionally across peer groups
  • Commitment to LAC's double bottom line mission—delivering appropriate investor returns while creating stable, high-quality communities for residents
  • Demonstrated experience supporting real estate closings and/or coordinating legal documentation, with knowledge of or exposure to affordable housing development
  • Experience managing multiple projects simultaneously, with strong organizational and project management skills (including maintaining and executing closing checklists)
  • Proficiency using AI tools to streamline research, drafting, and data organization while maintaining strong judgment and attention to detail
Your Education And Experience
  • To be considered at the Associate level: 3-5 years of relevant experience supporting real estate transactions/development (e.g., lender, investor, developer, or closing coordination)
  • To be considered at the Senior Associate: 5-7 years of relevant experience supporting real estate transactions/development (e.g., lender, investor, developer, or closing coordination)
  • Associate degree or a bachelor's degree, Legal Studies/Paralegal program, or related field with demonstrated performance and leadership in school and/or professionally (ie lender, investor, developer closing coordinator role) is required.
  • Proficient in AI tools, Microsoft Excel, Word, PowerPoint, and Adobe Acrobat

The expected base salary for the role at both levels is provided below. This represents the current range and is subject to change. To determine starting pay, we carefully consider a variety of factors, including primary work location and an evaluation of a candidate's skills, experience, market demands, and internal parity.

Los Angeles Salary Band
  • Associate-Level (3-5 years of experience): $105,000 - $115,000
  • Sr. Associate-Level (5-7 years of experience): $120,000 - $135,000
Minneapolis Salary Band
  • Associate-Level (3-5 years of experience): $95,000 - $105,000
  • Sr. Associate-Level (5-7 years of experience): $110,000 - $125,000
