Qualifications

Salary Range: $80,000.00 To $90,000.00 Annually

The Associate Regional Manager position is a developmental leadership role designed

to prepare a high-potential team member for advancement into a Regional Manager

position through structured training, mentorship, and progressive portfolio

responsibility. This role focuses on property stabilization, operational excellence, team

development, and occupancy growth while building the leadership and strategic management

skills necessary to oversee a multi-property portfolio.

The goal would be for this position to grow into a Regional Manager position within 6 to 12 months. Key responsibilities for the Regional Manager position are listed below the Associate

Regional Manager key responsibilities. Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act and all other laws pertaining to apartment home communities.

KEY RESPONSIBILITIES
  • Lead the operational assessment, stabilization, and performance improvement of assigned properties, beginning with the company's largest community.
  • Partner with on-site property teams to evaluate operations, identify opportunities for improvement, and implement best practices that drive occupancy growth and operational excellence.
  • Provide coaching, mentorship, and hands-on support to property managers and site teams to strengthen performance and enhance resident satisfaction.
  • Develop and execute property-specific action plans focused on increasing occupancy, improving financial performance, and achieving organizational goals.
  • Collaborate with company leadership to establish sustainable operational strategies and ensure long-term property success.
  • Participate in structured training and leadership development programs under the guidance of senior executives and cross-functional team members.
  • Prepare for progressive regional management responsibilities through demonstrated leadership, operational results, and successful property oversight.
  • Assume responsibility for a growing portfolio of properties through a phased transition process based on performance and business needs.
  • Monitor property performance metrics, analyze trends, and implement corrective actions to achieve occupancy, revenue, and operational targets.
  • Foster accountability, consistency, and adherence to company standards across assigned communities.
  • Support organizational growth initiatives by driving property stabilization efforts and
  • Work closely with executive leadership to develop regional management competencies and build readiness for oversight of a multi-property portfolio.
  • Oversee the successful transition and management of up to 12 properties while maintaining operational excellence and strong financial performance.
  • Contribute to the achievement of company performance goals through effective leadership, strategic planning, and execution of regional initiatives.
QUALIFICATIONS
  • BA/BS degree strongly preferred
  • Minimum 5 years of experience in multi-family property management with proven success improving property performance
  • Ideal candidate would have confidence in marketing strategy and lease-up stabilization
  • Five years of leadership experience, demonstrating both measurable financial results, as well as growth and development of team members
  • Multi-site oversite strongly preferred, or management of over 500 units.
  • Active Arizona Real Estate Salesperson License preferred (or must be obtained within the first 30 days in the role)
  • Excellent working knowledge of Microsoft Outlook, Word, Excel and Teams
  • Willingness and adaptability to learn new technologies
  • Strong analytical capability to drive effective results
  • Superior oral and written communication skills
  • Ability to be a role model during change, including large, complex change
  • Forty (40) hours per week required. Must be available on weekends for staffing needs and emergencies.
PHYSICAL REQUIREMENTS
  • Stand or walk or sit alternatively depending on specific needs of the day.
  • Have occasional need to perform the following physical activities:
    • Bend/Stoop Squat – Pick up litter; filing
    • Climb Stairs – Inspect and show property
    • Push or Pull – Inspect and show property, open and close doors
    • Reach above shoulder – Inspect property; store/retrieve supplies
  • Have frequent need to perform standing and walking activities related to inspecting and presenting property.
  • Constant need to perform the following physical activities:
    • Writing/Typing – Corporate/Resident communications
    • Grasping/Turning – Telephone, doorknob use
    • Finger Dexterity – Operation of office equipment
  • Lifting/Carrying (paperwork, deliveries, files, miscellaneous)
VISION REQUIREMENTS
  • Constant need to complete forms, read and review reports and a wide variety of correspondence, view computer screen. Frequent need to see small detail.
  • Frequent need to see things clearly beyond arm’s reach (inspecting property, neighborhood surveys).
  • Must be able to determine colors properly because of decorating, design, paint colors, etc.
HEARING REQUIREMENTS

Constant need to communicate over the telephone and in person with property owners, corporate and resident management, vendors, residents.

SPEAKING REQUIREMENTS

Constant need to communicate over the telephone and in person.

DRIVING REQUIREMENTS

Frequent need to utilize personal transportation to inspect property and surrounding neighborhood, make trips to the bank and also visit the Corporate Office.

Must have a valid driver’s license and automobile insurance.

WORKING ENVIRONMENT
  • Indoors; frequently outdoors, all conditions.
REASONING DEVELOPMENT
  • HIGH. Must be able to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions and initiate appropriate course of action. Must effectively convey ideas, images and goals to a diverse group of personalities.
