Position Overview
The Operations Specialist supports daily operations and team training across Core Spaces’ national Build-to-Rent (BTR) portfolio, in alignment with company policies and operational standards. This role serves as a strategic troubleshooter and may step in as interim leadership at communities with extended vacancies or operational needs. Assignments are provided on a weekly basis, with up to 80% travel, including occasional weekend coverage, depending on the needs of the portfolio
What You Will Do
- Fulfill the responsibilities of the Community Manager role when vacant at assigned BTR communities
- Support and oversee on-site team members to ensure smooth daily operations
- Assist with interviewing, hiring, onboarding, and training team members on BTR-specific policies, systems, and resident experience standards
- Lead team meetings and performance check-ins in the absence of the Community Manager
- Ensure all brand and property standards are met, with a focus on delivering a high-quality, single-family rental experience
- Address resident concerns professionally and ensure timely, effective resolutions
- Process rental payments and vendor invoices, ensuring compliance and accuracy
- Handle resident emergencies and maintenance escalations with professionalism, documenting all incidents per Core protocols
- Support leasing and marketing strategies to drive occupancy and retention, tailored to the unique dynamics of BTR communities
- Maintain a strong understanding of market conditions, submarket performance, and competitor offerings
- Provide insight and recommendations to the Regional Manager and Property Management leadership to enhance operational performance
- Complete inspections, move-in/move-out procedures, home readiness, and community walkthroughs as needed
- Support assigned communities in achieving key performance metrics, including occupancy, collections, and resident satisfaction
- Oversee and assist with financial reporting, including budgets, variance reports, and community metrics
- Monitor and manage rent collections, initiate late notices, and coordinate legal actions when necessary
- Represent Core’s culture and values, serving as a positive example at each community
- Maintain model homes, amenities, and common areas to meet BTR brand standards at all times
- Approve and enter payroll as requested by the Regional Manager
- Provide coaching, performance feedback, and support on employee relations matters
- Lead training sessions for new hires and support the onboarding of teams at newly acquired or developed BTR communities
- Assist with special projects as assigned by the Senior Operations Specialist, Senior Director of Operations Support, Regional Manager, or other senior leadership
- Must be able to lift and move objects up to 50 pounds, including performing physical tasks such as bending and lifting during property inspections or move-in/move-out support
- Occasional travel may be necessary as needed
- Perform all other duties and tasks as assigned by management
- Must be able to complete all physical requirements of this role with or without a reasonable accommodation
Ideally, you'll have
- High School graduate; college degree preferred but not required
- 1 year of experience in the Property Manager role
- 3 years of experience in property management or related fields.
- Proficient in Microsoft Office/Google Suite and Windows and/or Apple operating systems
You'll Crush It If You Have Experience With
- Experience in Student Housing, Multifamily, and Build-to-Rent (BTR) properties
- Proficiency with property management software such as Entrata and Yardi

Base Salary: $90,000-$95,000 annually. Actual pay may vary depending on the candidate's geographic location, experience, and qualifications.
Additional Compensation: Employees may be eligible for discretionary bonuses, typically 10% of base salary annually, depending on individual and organizational performance.
