Brookfield Properties at Shops at Merrick Park seeks an Associate General Manager to support the Sr. General Manager and drive property performance.

You will help lead the property team, build community connections, and ensure safety and operational excellence while coordinating with corporate partners. The role prepares the candidate to become the General Manager of a separate property within 9–24 months, with potential relocation based on company needs.

Qualifications

• Bachelor’s degree preferred.
• 2+ years of property management experience preferred; shopping center industry experience is a plus.
• Strong interpersonal and relationship building skills.
• Basic understanding of financial & accounting principles.
• Effective writing and communication skills.
• Ability to adapt to changing work environment.
• Experience with Microsoft Office, Microsoft Teams, JDEdwards, Salesforce.
• OSHA General Industries 30-Hour course preferred.

Job Description

Position Summary

The Associate General Manager assists the (Sr) General Manager with achieving property specific business metrics and goals. The Associate General Manager assists with leading the property team, building community connections, and achieving operational excellence in all while complying with safety and health principles.

This position is designed to prepare the candidate to become the General Manager of a separate company property within 9-24 months, requiring the candidate to relocate depending on the company’s need.

Responsibilities

• Operate a clean, well maintained property providing guests with a positive shopping experience
• Work with (Sr) General Manager to prepare and manage multi-year ordinary capital and operating expense plans to meet or exceed company expectations
• Strong understanding of key metrics for the property including net operating income, cash flow, occupancy, sales, and property financing
• Work with (Sr) General Manager to develop the talent of the property team while ensuring compliance with all company policies and procedures
• Support (Sr) General Manager’s efforts in reinforcing the company’s core values through building effective teams
• Develop relationships with corporate departments including Leasing, Accounting, Finance, Marketing, National Operations, Human Resources, Development (as needed) to ensure property and corporate objectives are met
• Help identify opportunities to create meaningful partnerships and experiences that drive community connection with the property
• Understand all REA obligations and partnerships with adjacent property owners
• Support the real estate tax team in developing proactive tax strategies
• Support corporate sustainability efforts to reduce the property’s carbon footprint
• Monitor and assist with accounts receivables as needed to achieve company objectives
• Support the Safety, Health, and Environment program by incorporating GGP’s Life Saving Principles into your work planning and execution
• Participate in the Manager on Duty (MOD) schedule during non-office hours, including evenings, weekends, and holidays. MOD coverage may be defined as on call, when appropriate, and the MOD is required to be on-site at least one Saturday per month. The on-site requirements of the MOD will be determined and approved by leadership.
