Commercial Real Estate – Associate Financial Analyst (Exempt)

As we expand, we are seeking a detail-oriented and analytical Associate Financial Analyst to support financial strategy, investment analysis, and portfolio performance across our retail property portfolio.

Job Overview

The Associate Financial Analyst plays a crucial role in maintaining the financial health and integrity of Shinyen’s assets. This position is responsible for analyzing historical financial data, preparing reports, and providing insights in optimizing the company’s investments to maximize profit.

As the Associate Financial Analyst, you will play a pivotal role in examining financial statements, assessing market trends, and assisting in budgeting and forecasting activities. Your expertise in financial analysis and commercial real estate market trends will be instrumental in facilitating seamless financial reporting and improving the financial performance of Shinyen’s assets.

Key Responsibilities
Credit Risk Analysis
  • Evaluate existing portfolio DSCR values by analyzing financial statements.
  • Assess loan risks, maintain close ties with property management and accounting departments to effectively monitor DSCR values.
  • Gather updated information on Real Estate Schedules of ownership and personal financial statements of major investors.
Portfolio Management
  • Monitor the loan portfolio to identify risks and opportunities.
  • Develop and implement strategies to optimize the risk-return profile.
  • Review and adjust credit limits, interest rates, and terms to maintain portfolio quality.
  • Maintain relationships with existing bankers and explore new opportunities with banks, insurance, CMBS, and other avenues for loan opportunities.
  • Document all loans meticulously and create portfolio wide documentations of loan records.
Capital Injection and Investments
  • Develop financial packages to attract capital injection from investors.
  • Monitor investors' financial strength and approve their finances for collaboration on investment opportunities.
  • Utilize tools like Argus to provide a comprehensive analysis of investment properties to lenders and investors.
  • Attend conferences that are relevant to retail real estate and commercial lending to strategize on new capital sources for future investments and opportunities.
Loan Documentation
  • Prepare, review, and process loan documents, including promissory notes, security agreements, mortgages, deeds of trust, and loan agreements.
  • Ensure all loan documentation complies with company policies, regulatory standards, and lender requirements.
  • Coordinate with internal teams (legal, operations) and external parties (title companies, attorneys, and banks) to gather and confirm required documents.
  • Maintain accurate loan files and documentation in electronic or physical format.
  • Monitor loan closings, funding requirements, and document execution deadlines.
  • Identify discrepancies or missing documentation and work with relevant parties to resolve issues promptly.
  • Assist in audits and regulatory reviews by providing required loan documentation.
  • Support continuous improvement of documentation processes and templates.
Relationship management
  • Identify and list primary bank contacts, including the relationship manager, credit officer, and loan servicing/documentation team, with roles and contact information.
  • Establish preferred communication protocols, including methods (email, phone, portal) and frequency of updates, meetings, and reviews.
  • Develop and maintain relationships with new banks and financial institutions to create additional funding opportunities, negotiate terms, and expand the company’s financing network.
  • Evaluate and present potential lending partners to senior management, including their lending products, rates, and strategic fit with company objectives.
  • Manage ongoing relationships with existing banks, ensuring timely submission of financial statements, compliance certificates, and operational updates.
  • Describe how banks monitor covenant compliance, including debt ratios, liquidity levels, and other agreed-upon financial metrics, with timelines and formats for reporting.
  • Specify account management procedures, including handling of interest, principal, fees, escrow/reserve accounts, and any related bank services.
  • Detail the process for periodic loan reviews, renewals, amendments, or restructuring, including documentation required for these actions.
  • Provide guidelines for escalation and dispute resolution, including steps to resolve issues and a chain of escalation from the relationship officer to senior management.
  • Include strategic relationship notes if applicable, such as historical context of the borrowing relationship, bank preferences for reporting formats, and additional services offered (e.g., cash management, hedging, advisory).
Acquisitions Underwriting
  • Perform detailed financial analysis of the target property or business, including historical and projected income, operating expenses, and net operating income (NOI).
  • Assess valuation metrics such as capitalization rates, internal rate of return (IRR), and debt service coverage ratio (DSCR) to determine feasibility and investment returns.
  • Review and verify all due diligence materials, including financial statements, tax records, leases, contracts, and tenant information for accuracy and completeness.
  • Evaluate the quality and stability of cash flows, tenant profiles, and market conditions to identify potential risks and opportunities.
  • Analyze legal and title documents, including liens, easements, zoning compliance, environmental reports, and regulatory matters.
  • Identify and assess property-specific risks such as deferred maintenance, capital expenditure requirements, environmental hazards, or legal disputes.
  • Determine appropriate loan structure, including term, interest rate, amortization schedule, and covenant requirements, aligned with risk profile and investment objectives.
  • Prepare underwriting memorandum or investment summary highlighting key assumptions, sensitivities, and risk mitigation strategies for lender or investment committee review.
  • Coordinate with internal teams (legal, finance, operations) and external advisors (appraisers, surveyors, accountants) to ensure thorough analysis.
  • Monitor market trends, comparable transactions, and economic indicators to support acquisition assumptions and decision-making.
Financial Analysis
  • Prepare regular reports on portfolio performance, including key metrics like DSCR, loan tracker, Real Estate Schedules, personal financial statements, and property-related issues via income statement, balance sheet, and AR/AP reports.
  • Communicate effectively with internal stakeholders, including senior management, to provide updates on portfolio performance and recommend strategic initiatives.
  • Review and evaluate historical and current financial data to understand the company’s financial condition. This includes but is not limited to all month-end (M/E), quarter-end (Q/E), and year-end (Y/E) closes of the General Ledgers.
  • Measuring financial risk associated with management’s investment decisions.
  • Conduct financial analysis using Yardi data to support investment decisions, budgeting, and performance assessments.
  • Assist in the preparation of weekly, monthly, and quarterly financial analysis schedules of actual versus budget variances, and utilizing it for DSCR calculations.
  • Identify commercial real estate and any other relevant industry-specific trends, variances, and opportunities for portfolio optimization.
Credit Policy Development
  • Collaborate with senior management to develop and update policies and procedures.
  • Ensure compliance with regulatory requirements and internal guidelines.
Yardi Software and AR Reports
  • Utilize Yardi software to oversee property functions and the calculation of DSCR values.
  • Reviewing AR Reports to gauge property investments and performance analysis.
  • Working closely with the property management department to understand the tenant rent roll and areas of improvement to maximize property investment potential.
Qualifications
  • Bachelor’s degree in Finance, Accounting, Real Estate, or related field.
  • MBA or Chartered Financial Analyst (CFA) certification preferred.
  • Strong understanding of accounting principles and financial concepts.
  • 4–6 years of experience in financial analysis, commercial real estate finance, banking, or investment analysis.
  • Proficiency in financial modeling, data analysis, and spreadsheet software (e.g., Microsoft Excel, financial modeling tools).
  • Strong understanding of commercial real estate financial metrics, including NOI, DSCR, IRR, and cap rates.
  • Advanced proficiency in Microsoft Excel and financial modeling.
  • Experience with Yardi, Argus, or similar real estate financial systems preferred.
