Job summary

Chatham Financial is seeking an Associate Commercial Real Estate Valuation Advisor to support valuation engagements for institutional clients with CRE loan portfolios. This role blends technical valuation work with client advisory responsibilities to develop analytical expertise and consultative skills.

You’ll work with experienced advisors to assess loan structures, develop market perspectives, and determine fair value across CRE debt portfolios for top institutional investors.

Qualifications

• 2–5 years of experience in institutional real estate, valuation advisory, or investment management.
• Exposure to commercial real estate, debt structures, valuation methodologies, or related financial analysis.
• Strong analytical and Excel modeling skills, including discounted cash flow and scenario analysis.
• Exceptional written and verbal communication skills – able to distill complexity into clear narratives.
• Familiarity with financial documents such as loan agreements, rent rolls, and financial statements.

Responsibilities

• Perform fair value analyses of commercial real estate loans for top-tier institutional investors.
• Build expertise in commercial real estate debt markets, valuation methodologies, and interest rate dynamics.
• Partner with senior team members on client presentations, valuation review calls, and complex portfolio discussions.
• Communicate valuation conclusions and market observations clearly and thoughtfully to clients and stakeholders.
• Collaborate across Chatham’s debt management, valuation, and technology teams to deliver integrated client solutions.
• Contribute to process improvements, automation initiatives, and the continued evolution of Chatham’s valuation capabilities.
• Gain direct exposure to sophisticated institutional portfolios, complex investment structures, and real-world dynamics across the commercial real estate industry.
