Job summary

T5 Properties LLC, Atlanta, seeks an Associate Counsel to support real estate, financing, and data center development activities. You will draft, review, and negotiate real estate documents and related transactional materials to ensure timely, compliant execution.

Collaborate with internal teams and external partners on due diligence, loan documents, and development contracts while upholding regulatory standards and optimizing workflows.

Qualifications

• Juris Doctor (J.D.) from an accredited law school; active membership in at least one U.S. state bar, required.
• 3–6 years of experience in commercial real estate, financing, or data center‑related transactions, preferred.

Responsibilities

• Draft, review, and negotiate real estate documents including purchase agreements, leases, development agreements, and related transactional materials.
• Support financing transactions, including loan documents, credit facilities, security instruments, and lender due diligence.
• Assist with data center development matters such as power procurement, utility agreements, and infrastructure‑related contracts.
• Conduct legal due diligence for acquisitions, leasing, and development projects, including title, survey, zoning, and environmental review.
• Review and advise on customer lease terms and conditions; identify risks, propose solutions, and support negotiation strategy.
• Coordinate with internal teams to resolve transactional issues and advance project timelines.
• Maintain organized contract files, closing binders, and legal documentation throughout the project lifecycle.
• Prepare periodic reports, summaries, and legal analyses for internal stakeholders.
• Ensure compliance with company policies, regulatory requirements, and industry standards.
• Identify opportunities to improve contract templates, processes, and legal workflows.
• Communicate clearly and effectively with internal teams, external partners, and customers.
