Description

This Opportunity

Our Financial Operations & Analysis (FOA) department is looking to hire an Assistant Vice President – Finance Manager to join their team! Members of the FOA team share a strong drive to provide timely, accurate, and critical financial analysis and reporting for the firm. In this role, you will have cross-functional visibility and the opportunity to work alongside internal groups, such as Portfolio & Asset Management and Client Service & Marketing, and external service providers.

The Assistant Vice President will lead a team in delivering accounting, finance, valuation, and P ortfolio & A sset M anagement support within the Heitman organization. The ideal candidate will be a self-starter with strong problem solving, analytical and communication skills while working in a highly collaborative environment. They will also demonstrate strong organizational skills and adeptness at multitasking, coupled with a proven track record of successfully leading and developing professional staff.

R esponsibilities include, but are not limited to:

  • Review and manage the preparation of quarterly and annual financial statements and supporting accounting workpapers from our third-party fund administrator.
  • Lead in review , oversight, and approval of complex accounting transactions including acquisitions, dispositions, and waterfall calculations.
  • Analyze and forecast IRR’s and time-weighted returns and provide analytical observations and projections to Portfolio & Asset Management.
  • Lead in coordination, review and analysis of quarterly property and debt valuations, collaborating with Heitman’s Capital Markets, Portfolio & Asset Management, Research, and Acquisition teams throughout the process.
  • Participate in ad - hoc projects, including due diligence review of real estate acquisitions and dispositions, leasehold analysis, and consultant/client questionnaires or other projects to assist Portfolio Management in improving investor value and client service.
  • Direct interactions with third-parties , including clients, fund administrators, consultants, JV operators, property managers, appraisers, auditors, and other key individuals.
  • Assist Portfolio & Asset Management in implementing fund/account-level and investment specific strategies.
  • Ensure accounting, reporting, and performance adheres to the various governing documents where applicable (joint venture agreements, limited partnership agreements, investment management agreements, valuation policies, NCREIF PREA, etc.).
  • Exhibit ability to perform multiple projects, navigate through unexpected challenges, and develop viable solutions that optimize fund/account performance.
  • Communicate analysis and results to broader internal team, including FOA department, I nvestment C ommittee, Client Service & Marketing, and V aluation C ommittee.
  • Participate in industry learning opportunities in and outside of Heitman.
  • Monitor and build fund/account efficiencies and ensure implementation of improvements, including the development of tech-enabled tools.
  • Demonstrate an in-depth understanding of investments within assigned fund/account.

Qualifications :

  • Minimum of 6 years of real estate accounting and finance experience
  • Bachelor's degree in real estate, accounting, or finance
  • Proficiency in Microsoft Office package including Excel, Word, and PowerPoint
  • Excellent communicator with strong writing skills
  • Ability to prioritize tasks, work on multiple assignments, and manage requests from multiple business partners under tight deadlines
  • Ability to work efficiently in a fast-paced and dynamic team environment
  • Supervisory experience directly or indirectly
  • Experience in valuation and/or Argus modeling is a plus

The expected annual base salary range for this role is $120,000‑$145,000 and will be further discussed during the interview process. This range represents what Heitman reasonably and in good faith believe s we would pay a qualified candidate for this role at the time of posting (based on a full-time equivalent schedule). Your actual base salary placement will depend on factors such as (but not limited to): your relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location. In addition , all of our team members are bonus eligible and participate in a generous annual bonus plan , with the percentage varying based on your role and level, ensuring that your contributions are recognized and rewarded.
