Job summary

CREA, LLC is seeking a driven AVP, Acquisitions in New York to lead a pipeline of LIHTC opportunities under Section 42. You will perform financial analysis, prepare investment packages, and collaborate with developers, lenders, and CREA stakeholders throughout the transaction lifecycle.

You will manage client relationships, coordinate with internal teams, and ensure compliance with investment requirements while supporting ongoing deal execution and portfolio growth.

Qualifications

  • Minimum of 3 years of experience in financial analysis, financial modeling, and transactional multifamily LIHTC real estate.
  • Strong communication and time management skills; ability to collaborate with senior management and external clients.
  • Proficiency in Microsoft Office Suite, with advanced capabilities in Excel; familiarity with LIHTC programs in NY is a plus.

Responsibilities

  • Maintain disciplined oversight and milestones of LIHTC transaction pipeline from prospect to signed Letter of Intent.
  • Represent CREA internally and externally on behalf of SVP, Originator.
  • Create, analyze and update financial projections for affordable multifamily LIHTC properties and assist in structuring solutions.
  • Review market studies, pro-formas, LIHTC applications, and sponsorship information for compliance with investment requirements.
  • Prepare transaction Placement Committee package with project overview, guarantor analysis and risk mitigants.
  • Coordinate with internal groups to source information for Placement Committee packages.
  • Prepare Letters of Intent and incorporate comments for post-Placement Committee approvals.
  • Perform other duties as requested by the SVP, Originator.

Position Summary:

CREA is seeking a driven, collaborative acquisitions professional to partner with the SVP, Originator in managing and advancing a pipeline of LIHTC development opportunities under Section 42 of the Internal Revenue Code. In this role, you will play a key part in conducting financial analysis, preparing investment committee packages, and coordinating materials in support of prospective investment opportunities.

You will work closely with developers, third-party lenders, legal counsel, and internal CREA stakeholders across all levels, requiring strong communication skills and the ability to effectively manage relationships throughout the transaction lifecycle.

Primary Responsibilities:

  • Maintain disciplined oversight and milestones of LIHTC transaction pipeline from prospect to signed Letter of Intent
  • Represent CREA internally and externally on behalf of SVP, Originator
  • Create, analyze and update financial projections for affordable multifamily LIHTC residential properties, and assist in facilitating project structuring solutions amendable to both CREA and its developers
  • Review market studies, pro-forma’s, LIHTC applications, and sponsorship information to ensure conformance with specified investment requirements
  • Prepare transaction Placement Committee package inclusive of thorough project and development team overview, guarantor analysis and risk mitigants
  • Coordination across internal groups to source information for Placement Committee package
  • Prepare Letters of Intent and coordinate the analysis and incorporation of comments and post-Placement Committee approvals
  • Other duties, as requested by the SVP, Originator

Requirements:

  • Minimum of 3 years of experience in financial analysis, financial modeling, and transactional multifamily LIHTC real estate
  • Strong communication and time management skills, with the ability to effectively collaborate with senior management and a broad external client base
  • Proficiency in Microsoft Office Suite, with advanced capabilities in Excel and working knowledge of Word
  • Ability to demonstrate effectiveness across all required core competencies
  • Ability to travel up to 10% annually for industry conferences, events, and company meetings, as determined by the SVP, Originator

Preferred Qualifications:

  • CPA and/or MBA designation (preferred, not required)
  • Familiarity with multifamily loan products and New York State and New York City LIHTC programs
