Job Description Summary

This position involves performing technical and mechanical work to ensure that the physical aspects of buildings, grounds, amenities, and common areas meet the company's standards for cleanliness, appearance, safety, and overall functionality.

Essential Responsibilities
  1. Complete assigned work orders from resident requests and perform preventative maintenance by diagnosing issues and making repairs according to policies, safety standards, and codes.
  2. Prepare vacant apartments for leasing and new move-ins by conducting pre-move-out inspections, creating punch lists, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting work.
  3. Manage materials, supplies, and tools by tracking inventory, returning unused items, and notifying supervisors for reordering.
  4. Accurately document and complete paperwork to track service requests.
  5. Maintain grounds, common areas, and amenities by cleaning, pressure-washing, and painting as needed.
  6. Support cost-control efforts by repairing rather than replacing parts and practicing resourcefulness with materials and tools.
Other Responsibilities
  1. Follow safety policies, participate in safety meetings, complete OSHA training, and report incidents promptly.
  2. Inspect work by contractors and vendors to ensure quality standards are met.
  3. Conduct routine property inspections to identify safety concerns and communicate needs to management.
Required Licenses or Certifications
  • EPA Type 1 and II or Universal refrigerant recycling certifications (for certified technicians).
  • All certifications required by state and local laws.
  • Valid driver’s license to operate golf carts on property.
Compensation and Benefits

Hourly rate: $28.00 - $30.00, with additional compensation factors influencing pay. The role may be eligible for quarterly, monthly, or annual bonuses depending on position type.
