Job summary

Capital Square Living in Midlothian, VA is seeking an Assistant Service Manager to oversee maintenance operations and ensure the property, amenities, and grounds meet high standards of cleanliness, safety, and functionality. You will assist the Service Manager by diagnosing issues, completing work orders, and coordinating routine upkeep with residents in mind.

Will work Monday–Friday with occasional weekends; onsite at Sapphire at Centerpointe.

Qualifications

  • High school diploma, GED, or related experience.
  • Must provide own hand tools and be skilled in safe use of tools and equipment.
  • Ability to diagnose problems and apply logical thinking to repairs.
  • Strong customer service and interpersonal communication skills.
  • Experience with basic computer programs to maintain records and reports.
  • Ability to operate basic office machines and perform calculations.

Responsibilities

  • Assist the Service Manager by diagnosing defects and completing work orders.
  • Oversee and complete the make-ready process for vacant units and coordinate vendors.
  • Maintain grounds, common areas, and amenities; assist with cleaning and painting as needed.
  • Inspect work for safety, policy adherence, and quality; monitor contractors.
  • Maintain inventory and coordinate purchasing within budget guidelines.
  • Support cost-control measures by repairing rather than replacing when feasible.
  • Provide courteous resident service and address maintenance requests promptly.

Job Details: Job Location: Sapphire at Centerpointe - Midlothian, VA, Salary Range: $25.00 - $27.00Hourly, Assistant Service Manager

Reports to: Community Manager

SUMMARY

As an Assistant Service Manager at CS Living, you will oversee and perform technical and mechanical work that ensures the interior and exterior buildings, grounds, amenities, and common areas of the community meet CS Living’s standards for cleanliness, appearance, safety, and overall functionality.

PRIMARY RESPONSIBILITIES
  • Assists the Service Manager in delegating work orders generated from resident requests for service, as well as routine upkeep on the community, by diagnosing the source or cause of the defect or problem and making repairs in accordance with established policies, procedures, safety standards, and code requirements. Also personally completes assigned work orders generated from resident requests for service, as well as preventative maintenance on the property, by diagnosing the source or cause of the defect or problem
  • Helps to oversee and completes the "make-ready" process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work. Personally prepares vacant units for leasing and new move-ins
  • Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris
  • When needed, assists with pressure-washing walkways and pool areas, performing general cleaning, and painting curbs and signage as needed
  • Partners with the Service Manager to develop standards for the cleanliness and overall appearance of the community’s grounds, amenities, building exteriors, market-ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other buildings and common areas to ensure that they reflect and represent the high quality of the community and CS Living standards. Personally assists in conducting routine and periodic property inspections to identify safety and risk management concerns
  • Periodically inspects work performed by other service team members to assess effectiveness of policies and procedures and develop corrective action plans as needed
  • Periodically inspects work performed by contractors, vendors, and other service providers to verify the work, materials, and services meet quality standards, scope, and specifications as required
  • Maintains adequate inventory of spare parts and maintenance materials and works with the Community Manager to order supplies and tools as needed to stay within budgetary guidelines
  • Completes monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual; if necessary, obtains needed supplies and materials, completes all maintenance tasks, and inspects completed work
  • Supports cost-cutting and expense-control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use of tools and equipment
  • Demonstrates customer service skills by treating residents and others with respect, answering questions from team and residents, and responding sensitively to complaints about maintenance services and assigned work orders with efficiency and urgency
  • Responds courteously to questions and requests, staying calm when addressing and resolving customer problems
  • Keeps the property in good repair and communicates concerns about the physical needs of the property to management
KNOWLEDGE AND SKILLS REQUIREMENTS
  • High school diploma, GED, or related experience and/or training
  • Team members must provide own hand tools unless prohibited by state law and must be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment, and measuring devices
  • Demonstrated ability to apply principles of logical thinking to define and correct problems
  • Proficiency in customer service and interpersonal communication skills to effectively interact with residents, clients, team members, and other business contacts; respond courteously to questions and requests; and stay calm when addressing and resolving customer problems
  • Demonstrated proficiency in internet, word processing, spreadsheet, and database management programs to maintain records of information and develop and provide information for manager’s use
  • Ability to operate basic office machines such as copiers, faxes, calculators, postage meters, and multi-line telephone systems
  • Demonstrated mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions to review and complete various financial, administrative, and legal documents
WORK HOURS

Will normally work a Monday-Friday schedule with rotating weekends; hours may vary to meet the business needs of the property.

WORK LOCATION

Onsite at our properties. Team members work in an office environment but also may have frequent exposure to outside elements where temperature, weather, odors, and/or landscape may be unpleasant and/or hazardous.
