Assistant Service Manager (Petersburg, Virginia)

Position Overview

Under the supervision of the Service Manager/Maintenance Superintendent, the Assistant Service Manager (ASM) assists in all areas outlined in the Service Manager's job description. Responsibilities include maintaining the physical upkeep of the community, operating mechanical equipment (excluding contracted repairs), and supervising maintenance staff in the absence of the Service Manager. The ASM reports to the Property Manager.

Essential Duties and Responsibilities
  • Assist in training staff and oversee their work performance.
  • Establish schedules and assign routine maintenance tasks.
  • Be on emergency “on call” status to respond to urgent work orders and weather-related issues.
  • Perform all duties with a focus on safety; train staff accordingly.
  • Inspect buildings, grounds, and common areas regularly to identify maintenance needs and safety hazards.
  • Maintain a clean, organized shop and storage area, complying with OSHA standards.
  • Perform repairs and maintenance per work orders, aiming to complete within 24 hours.
  • Prepare vacant apartments for occupancy following company guidelines.
  • Schedule and oversee contractors, securing bids and proposals as needed.
  • Maintain records and reports related to maintenance activities and O&M programs.
  • Manage budgets and follow procurement procedures.
  • Stay updated on new products and cost-effective repair methods.
  • Ensure excellent resident relations.
  • Assist in completing preventive maintenance schedules.
  • Monitor and ensure compliance with O&M programs related to asbestos, lead-based paint, mold, and fungi.
  • Perform other duties as assigned.
Supervisory Responsibilities

Assist in managing 0-8 employees, overseeing their work in the absence of the Service Manager, and ensuring compliance with policies and laws.

Work Environment and Physical Demands

Exposure to moving mechanical parts, chemicals, weather conditions, electrical hazards, and noise. Occasional exposure to high places, fumes, extreme temperatures, and vibration.

Qualifications
  • Strong HVAC skills; CFC certification required.
  • CPO certification preferred.
  • Skills in plumbing, electrical work, and carpentry.
  • Knowledge of SDS and OSHA regulations.
Education and Experience

High school diploma or GED; 1-3 months related experience or equivalent education.

Licenses and Certifications

Valid driver’s license, CFC, and CPO certificates (where required).
