Under the supervision of the Service Manager/Maintenance Superintendent, the Assistant Service Manager is responsible for assisting in all areas defined as part of the Service Manager job description. Primary responsibilities include the physical upkeep of the community, maintaining, and operating all mechanical equipment excluding those designated for contract repair and service. In the absence of the Service Manager/Maintenance Superintendent, the AMS must supervise all maintenance employees and is under the direction of the Property Manager.

Essential Duties and Responsibilities: include the following:

  • Assist in training staff and be responsible for their work.
  • Establish schedules and assign routine maintenance tasks.
  • Respond to emergency work orders and inclement weather situations as on-call staff.
  • Perform all duties with safety considerations and train staff accordingly.
  • Inspect buildings, grounds, and common areas for maintenance needs and safety hazards.
  • Maintain a clean and organized shop and storage area in compliance with OSHA regulations.
  • Perform maintenance and repairs per work orders, aiming for completion within 24 hours.
  • Prepare vacant apartments for occupancy following company guidelines.
  • Schedule contractors, secure bids, and proposals for maintenance work.
  • Maintain records and complete all required duties.
  • Utilize contract labor cost-effectively with approval.
  • Follow budget and purchasing procedures.
  • Maintain manuals, warranty records, and inventory parts.
  • Stay updated on new repair methods and products.
  • Maintain high standards of resident relations.
  • Assist in completing Preventative Maintenance Sheets and monitor O&M programs, ensuring compliance and proper notification of hazardous substances.
  • Perform other duties as assigned.

Supervisory Responsibilities: Assist in managing 0-8 employees in the absence of the Service Manager, overseeing their work and evaluating performance.

Work Environment: Exposure to moving mechanical parts, chemicals, weather conditions, electrical hazards, and noise, with safety precautions in place.

Qualifications: Strong HVAC skills with CFC certification, CPO certification, plumbing, electrical, carpentry skills, and knowledge of SDS and OSHA standards.

Education and Experience: High school diploma or GED, with 1-3 months related experience or equivalent training.

Certificates and Licenses: Valid driver’s license, CFC, and CPO certificates where needed.
