Job description

Our Assistant Service Manager is an integral part of keeping our residents satisfied and is responsible for day-to-day maintenance operations and the general upkeep of the community. Joining our team means joining the best! We are currently seeking an experienced Assistant Service Manager to join our team at a large property in the Knox Henderson area of Dallas, TX.

Administrative/Office
  1. Meet daily with the Service Manager to communicate and manage the workflow of all make-readies, service repairs, and special projects.
  2. Organize and file reports and paperwork daily.
  3. Manage and complete make-ready checklists and other maintenance documentation promptly as required by the Service Manager or Community Manager.
Maintenance/Safety
  1. Complete all repairs and improvements to apartment homes prior to resident move-in, following the make-ready checklist, including:
  • Window blinds
  • Sheetrock repair
  • Caulking and sealing all windows, sinks, toilets, and baths
  • Touch-up painting
  • Lighting
  • Ensure the community’s appearance exceeds standards by inspecting the property daily, making repairs, and reporting to the Lead Maintenance Supervisor.
  • Immediately notify the Community Manager of any illegal conduct by vendors, residents, or employees.
  • Assist in maintaining grounds, common areas, and amenities.
  • Support cost-cutting and expense control by repairing rather than replacing parts when possible.
  • Change all locks and ensure gates operate according to code and policy.
  • Assist with preventative maintenance and special projects as needed.
  • Handle service requests from the work order log.
  • Maintain a positive customer service attitude and a proactive approach at all times.
  • Perform additional duties and meet deadlines to exceed expectations.
  • Requirements
    • 6 months of related experience and training required.
    • Heating, Ventilation, and Air Conditioning (HVAC) Certification required.
    • Certified Apartment Maintenance Technician (CAMT) preferred but not required.
    • Strong customer service experience preferred.
    • Proficiency in English and Spanish preferred.
    • Experience with OneSite/RealPage and ALN online systems preferred.
    • Experience with Microsoft Office applications including Word, PowerPoint, Excel, and Internet Explorer preferred.
