Base pay range

$20.00/hr - $20.00/hr

Position Summary:

Under the direction of the Community Manager, responsible for the overall maintenance of the assigned property. The maintenance technician/assistant must be trained to perform duties of the Lead Maintenance and support the maintenance team to ensure all work items are completed effectively.

Duties and Responsibilities:
  1. Report to the Community each morning to communicate daily needs and receive assignments.
  2. Report problems observed in units or on the property to the Community Manager.
  3. Maintain grounds, garbage areas, hallways, garages, and parking lots in a neat manner, patrolling regularly. Tasks such as vacuuming or blowing may be required depending on the property.
  4. Assist management/leasing staff with curb appeal activities, including detailing units and setting up promotional materials.
  5. Oversee and assist with grounds upkeep and work order management, ensuring timely completion and proper documentation.
  6. Perform maintenance tasks on building exteriors, interiors, and common areas, including pressure-washing, painting, and system maintenance.
  7. Conduct a variety of HVAC, electrical, plumbing, carpentry, and preventative maintenance tasks as needed.
  8. Control pests such as wasps, bees, and fleas, and coordinate with professional pest control services for other infestations.
Turnover Responsibilities:
  1. Make vacant units market-ready within 3 days of move-out, adjusting schedules as needed.
  2. Pre-inspect units on notice to vacate and prepare maintenance supplies accordingly.
  3. Change locks on vacant units and manage key distribution.
On-call Emergency Duties:
  1. Be available on a rotating basis to respond to emergency calls, returning calls within 10 minutes.
Qualifications:
  • High school diploma or equivalent.
  • EPA 608 Certified.
  • At least 3 years of multifamily maintenance experience, with public contact preferred.
  • Valid driver’s license and insurance.
  • Willingness to perform janitorial, gardening, painting, and other maintenance tasks as needed.
