Job summary

Southern Land Company, a national real estate development and construction firm, is seeking a full-time Assistant Service Manager to join our Northglenn, CO team.

The role focuses on supervising maintenance, managing work orders, budget adherence, safety compliance, and coordinating with residents and vendors to deliver world-class service. Ideal candidates bring strong communication, leadership, and multitasking abilities, with EPA certification and OSHA knowledge.

Qualifications

  • High School diploma or equivalent required.
  • EPA certification required for properties with A/C units and pool operations.
  • 5+ years of maintenance experience and service team leadership.
  • Valid driver’s license and ability to operate maintenance equipment.
  • Knowledge of OSHA requirements and safety standards.

Responsibilities

  • Maintain resident request system and records for work orders, preventive maintenance, safety, and inventory.
  • Monitor community condition and correct unsafe issues; install locks and safety devices.
  • Diagnose and repair HVAC, electrical, plumbing, and related systems; service boilers and fixtures as needed.
  • Assist Service Manager in operating community within approved budget.
  • Assist in capital expenditures, bid reviews, and vendor qualifications.
  • Help hire staff and evaluate service employee performance.
  • Contribute to annual operating and capital expenditure budgets.
  • Enforce safety policies and OSHA regulations.
  • Maintain 24-hour emergency coverage, on-call rotation.
  • Move appliances and equipment following safety rules.
  • Perform routine preventive maintenance on equipment.
  • Ensure adherence to uniform policy and supervise staff, vendors, and contractors.

Southern Land Company, a national real estate development and construction firm is seeking a full-time Assistant Service Manager to join our dynamic team in Northglenn, CO.

Arden Karl’s Farm is offering an exciting opportunity for an individual who is passionate about providing world class customer service. The successful candidate will demonstrate strong interpersonal skills with the ability to work independently, handling and prioritizing multiple tasks in a fast-paced work environment. The candidate should possess excellent organizational and communication skills with an emphasis on attention to detail. Professional standard of appearance and weekend hours required. The pay rate for this position ranges from $28-$30/hour based on experience.

Arden Karl’s Farm, located on E 121 st Ave, is a collection of multifamily residences at the Karl’s Farm Development that features 385 townhomes – ranging from studios, one, two, and three-bedroom apartment homes. Arden Karl’s Farm features best-in-class upscale amenities, including a resort-style pool and spa, dog park, fitness center, yoga studio, outdoor dining room and gas grills, and bike storage.

Primary Responsibilities

  • Maintain resident request system; maintain accessible and accurate records for work orders and preventative maintenance, safety, repair/replacement of major equipment, utility cut-off, sewer clean-outs, and inventory of parts and supplies.
  • Monitor and evaluate the physical condition of the community and correct unsafe conditions, install locks, parts, safety devices and make repairs as needed.
  • Diagnose and perform maintenance/repairs on A/C and heating, electrical and plumbing systems, water and sewer lines, stairs, gates, fences, patios, railings, roofing, gutters, tile, carpet, flooring, fireplaces, ceiling fans, appliances, doors, cabinets, windows, gas and electric boilers, walls and ceilings, security system, pool area, tile, and other equipment as required.
  • Assist Service Manager in operating community within budgeted guidelines.
  • Assist in supervising activities of capital expenditure including writing specifications for work to be done, obtaining competitive bids, and investigating qualifications of responding bidders.
  • Assist in hiring staff and evaluating service employee performance.
  • Assist in the preparation of annual budgets for operating and capital expenditures.
  • Enforce safety policies and OSHA regulations. Stay current on all applicable building codes and safety standards, as required.
  • Maintain and schedule 24-hour emergency coverage, alternating on-call requirement.
  • Move appliances, equipment, and furniture as needed in accordance with generally accepted safety precautions.
  • Perform routine preventative maintenance on equipment.
  • Handle make-readies in a timely manner as directed by Community Manager.
  • Ensure adherence to uniform policy.
  • Supervise all aspects of maintenance on community, including staff, vendors, and contractors.

Skills/Knowledge/Experience

  • Knowledge of HVAC and Plumbing
  • Knowledge of energy mgmt. systems (EMS) or building automated system (BAS)
  • Knowledge of lighting, power systems, and energy consumption
  • Knowledge of communication and alarm systems
  • Knowledge of basic interior and exterior building maintenance
  • Strong working knowledge of Microsoft Office (Outlook, Word) with ability to type documents and maintain accurate records
  • Strong leadership skills and attention to detail
  • Solid teamwork skills with flexibility to adjust to changing project requirements and deadlines
  • Ability to anticipate the maintenance needs of the property
  • Ability to lift/move 25 lbs. regularly and 50 lbs. occasionally
  • Possible exposure to changing weather conditions and chemical fumes
  • Ability to analyze problems and develop solutions
  • Ability to keep sensitive information highly confidential
  • Excellent written and verbal communication skills
  • Strong organizational and interpersonal skills, and the ability to deal professionally with co-workers, residents, and vendors
  • Excellent organizational and time management skills, ability to take initiative, use good judgment, demonstrate a strong sense of urgency and attention to detail, and carry multiple projects through to completion
  • Ability to work independently, prioritize work, and ask for further clarification when necessary
  • Ability to work under pressure with tight time constraints, as well as the ability to deal with frequent interruptions, unresolved situations, frequent change, delays, or unexpected events

Education and Experience

  • High School diploma or equivalent
  • Valid Driver’s license
  • 5+ years practical experience, verification of maintenance experience, and demonstrated skills
  • Experience managing a service team
  • Fair housing training
  • EPA certification required for properties with A/C units, as well as pool operations, electrical and universal certification
  • Knowledge of OSHA requirements
