Job summary

Legend Management Group in Arlington, VA seeks an Assistant Service Manager/Assistant Maintenance Supervisor to assist in overseeing the appearance and maintenance of our apartment community. You will assist with apartment turns, general maintenance repairs, HVAC repairs, preventative maintenance, and curb appeal while reporting to the Service Manager.

Requirements include a high school diploma, 2+ years of facilities or multi-family maintenance experience (supervisory a plus) and HVAC EPA

• High school diploma or equivalent.
• 2+ years of facilities, residential, or multi-family maintenance experience (supervisory experience a plus).
• HVAC EPA certification (CFC Universal) required.
• Reliable transportation and valid Driver's License.
• Ability to lift up to 50 pounds, climb stairs, use ladders and work in varying weather.

Responsibilities

• Provide exceptional customer service to resolve maintenance issues to residents' satisfaction.
• Lead by example and model standards consistent with core values.
• Follow up on service requests and complete apartment-related tasks.
• Resolve HVAC, electrical, plumbing, and appliance repairs.
• Manage maintenance records in the software system.
• Oversee make-ready and turnover so apartments can be leased.
• Support preventative maintenance to preserve building value.
• Maintain building beauty and safety through upkeep, snow removal, and grounds work.
• Maintain peak efficiency of property components.
• Assist with improvements, bidding, and vendor relations.
• Negotiate pricing and manage relationships with vendors.
• Maintain inventory within budgeted guidelines.
• Work weekends/evenings and be on-call for emergencies.
• Assist with team schedules and move-in/move-out planning.
• Pursue professional development and training.

Job description

As our Assistant Service Manager/Assistant Maintenance Supervisor you will assist in overseeing the overall appearance and maintenance needs of our apartment community. You will assist the Service Manager with apartment turns, general maintenance repair, HVAC repairs, conduct preventative maintenance, and help maintain curb appeal. You will report to the Service Manager.

Salary Range: $28.62-$34.28/Hour based on experience with $5,000 annual bonus potential

You Will

• Work with the service and office team to provide exceptional customer service to resolve all maintenance related issues to the satisfaction of our residents
• Lead by example and be a role model for the standards and behaviors consistent with our core values
• Show care and concern for our residents through follow ups and completion of their apartment service requests
• Resolve maintenance issues in the area of HVAC, electrical, plumbing, and appliance repair
• Manage records of activity in maintenance software system
• Manage the make-ready and apartment turnover process so apartments can be leased, and new residents can move in
• Preserve the value of the building by working on preventative maintenance programs
• Preserve the beauty of the building and the safety of the community through general upkeep and cleanliness, snow removal and grounds maintenance
• Sustain peak efficiency operation levels for all property components
• Assist Service Manager with improvements/services, including the bidding process
• Assist Service Manager to maintain relationships with vendors and negotiate pricing
• Maintain and monitor inventory within budgeted guidelines
• Work weekends or evenings and be on-call for after hour emergencies
• Assist Service Manager with team schedules, move in/move out schedules, prioritizing service requests.
• Commit to professional development, stay up to date with industry trends and changes, and attend training

You Have

• High school diploma or equivalent
• 2+ years of facilities, residential, or multi-family maintenance experience (supervisory experience a plus)
• An HVAC, EPA certification (CFC Universal)
• Reliable transportation and valid Driver's License
• The ability to exert up to 50 pounds, climb stairs, use ladders and work in varying weather conditions
