Assistant Property Manager (The Elms and The Balmoral)

Position Overview

We are seeking an Assistant Property Manager to join our team at The Elms and The Balmoral, part of a larger portfolio of 4 properties in Downtown Minneapolis, MN. This role involves overseeing resident relations, managing operations, leasing, financial reporting, and supporting property maintenance to ensure the physical and financial health of the community. The position reports to the Senior Property Manager and supports the broader team, including properties The Adams and The Roselle.

Key Responsibilities
  • Resident/Property Relations: Respond to resident, vendor, and management needs, including maintenance requests, access, community meetings, and emergencies.
  • Administrative Support: Maintain the office, answer calls, manage mail, order supplies, and assist residents and vendors.
  • Compliance: Support adherence to regulatory and organizational standards, including documentation and filing.
  • Financial Management: Oversee rent collection, deposits, delinquency notices, lease terminations, and support budget management to maximize net operating income.
  • Marketing & Leasing: Achieve occupancy goals through marketing, application processing, and resident retention efforts.
  • Physical Asset Maintenance: Support inspections, move-in/move-out processes, and ensure property standards are met.
Qualifications
  • Experience in property management or administrative support preferred.
  • Experience working with individuals impacted by mental health, substance use, poverty, or trauma is strongly preferred.
  • Culturally responsive interpersonal skills and commitment to diversity, equity, and inclusion.
  • Resourcefulness, problem-solving, and relationship-building skills.
  • Ability to multitask, prioritize, and adapt in a fast-paced environment.
  • Strong computer skills.
  • Physical Requirements: Ability to lift up to 10 lbs, reach above/below shoulders, sit/stand for long periods, conduct property tours, and withstand weather conditions.
Compensation & Schedule

This full-time, in-person role offers $22-$24/hour, with benefits including medical, dental, vision, life insurance, disability, retirement, paid time off, and employee assistance programs. Typical hours are 8:30 am - 5 pm, Monday-Friday, with some flexibility. Occasional travel to other properties and training facilities may be required.
