Base pay range

$24.88/hr - $31.25/hr

WinnCompanies is seeking an Assistant Property Manager to join our team at Takoma Place, a 105-unit tax credit community located in Washington, D.C.

In this role, you will support the Senior Property Manager and the Maintenance Supervisor in managing all aspects of the community, including leasing, accounts receivable, accounts payable, service requests, and customer service.

Please note that the pay range for this position is $24.88 to $31.25 per hour. Final salary will vary based on job responsibilities and scope, geographic location, candidate’s relevant experience, and other factors.

The selected candidate will adhere to the following work schedule: Monday through Friday, from 8:30AM to 5:00PM.

Responsibilities

  • Monitor collections, post rent payments, enforce the collection policy, and initiate legal action when required.
  • Facilitate all aspects of apartment leasing: touring with prospective residents, processing applications, processing recertifications, and negotiating lease renewals.
  • Provide exceptional customer service, respond to resident issues and complaints in a timely manner, and promote positive resident relations.
  • Assist in all facets of physical and financial management as needed and assigned.
  • Act as Property Manager in absence of the Manager for specified amounts of time.
  • Prepare financial reports for the Property Manager, as well as resident correspondence and recertification notices.
  • Monitor the flow of accounts payable, from issuing purchase orders to processing invoices.

Requirements

  • High school diploma or GED equivalent.
  • Minimum of 1 year of affordable housing experience.
  • Less than 1 year of supervisory experience.
  • Bilingual in English and Spanish.
  • Direct experience with tax credit programs and the recertification process.
  • Excellent customer service skills.
  • Superb attention to detail.
  • Ability to multi-task in a fast-paced office environment.
  • Flexibility and willingness to learn.
  • Familiarity with computer systems.
  • Outstanding verbal and written communication skills.
  • Ability to work with a diverse group of people and personalities.

Preferred Qualifications

  • Associate's degree.
  • Experience with RealPage property management software and Microsoft Office applications.
  • Tax Credit Specialist (TCS) certification.
