Summary

To be responsible as an assistant to and under the supervision of the Business Manager for all phases of the operation of an apartment community, including, but not limited to, the general administration and maintenance; to direct and control all personnel and resources to ensure the community is maintained in good physical condition with a stabilized fiscal operation.

Responsibilities
  • Participate with staff, Business Manager, Marketing Department, and Regional Portfolio Manager in advertising, leasing, and community contacts to maximize occupancy.
  • Prepare, process, and sign all Rental Agreements and related forms in the Business Manager's absence.
  • Audit lease files for accuracy.
  • Manage all monies received, including rent, and handle delinquent accounts, deposits, and collections.
  • Manage move-ins and move-outs, including apartment inspections.
  • Resolve resident issues promptly and courteously, informing the Business Manager.
  • Create and implement resident retention plans and lease apartments using interpersonal selling techniques.
  • Maintain company standards for shop scores and assist with weekly leasing goal setting.
  • Stay informed about market competition and assist with market surveys.
  • Perform bookkeeping as assigned.
  • Ensure a clean, safe, and well-maintained community environment.
  • Handle service requests promptly, supervise personnel and contractors, and adhere to maintenance and purchasing policies.
  • Report emergencies immediately and coordinate property improvements.
  • Manage online reputation and adhere to dress code and accounting policies.
  • Work within budgets, approve invoices, and ensure accurate reporting.
