Overview

The part-time Assistant Property Manager is under the general supervision of the Property Manager. Our Assistant Property Manager works closely with the Property Manager and their staff to give our residents a safe, warm-welcoming place to call home. This role will take account for the day-to-day property operations, leasing, and providing exceptional customer service for our current and future residents by encouraging long-term retention.

Location: Legacy on Main

Hours: Monday, Wednesday, and Friday - 8:00am – 4:30pm (24 hours)

Essential Functions and Responsibilities

  • Ensure resident compliance with lease terms and building regulations, including use of common areas
  • Conduct regular inspections of common areas, buildings, units, and grounds; identify and address maintenance, safety, and cleanliness issues
  • Draft, review, and manage lease agreements ensuring tenants understand lease terms and facilitate lease renewals
  • Coordinate move-ins and move-outs, including inspections, paperwork, and ensuring a welcoming environment
  • Assist with preparation of move-in/move-out notices, security deposit refunds, invoicing, and bad debt collections
  • Handle rent collection, preparation of late and termination notices (with Property Manager approval)
  • Monitor work orders, follow up on completed requests for timeliness and customer satisfaction
  • Assist with lease renewals, administrative tasks, and preparation of monthly newsletters
  • Serve walk-in residents, assisting with rent payments, work orders, signing paperwork, and applications
  • Assist with drafting lease violation and eviction notices (with Property Manager and Regional Property Manager approval)
  • Manage accounts payable upload and distribution into the accounting system
  • Provide professional leadership and support to the property management team
  • Organize community events or initiatives to foster tenant engagement and manage amenities like pools, gyms, and common areas
  • Perform other duties as assigned

Qualifications and Requirements

  • Minimum of 1 year of property management experience
  • Excellent communication, organizational, interpersonal, and time management skills
  • Ability to work independently and as part of a team
  • Proficient in Microsoft Office and property management software
  • Valid driver's license and automotive insurance
  • Fair Housing training to be completed within 90 days of hire and annually thereafter
  • Valid U.S. driver's license and automotive insurance
