The Assistant Property Manager assists the Property Manager in the overall management of the property. Together, they generate satisfactory cash flow, foster positive resident relations, and ensure high resident retention. The Assistant Property Manager communicates regularly with Milhaus employees, outside vendors, and other stakeholders to fulfill their responsibilities.

Key Job Duties and Responsibilities
  1. Handle residency inquiries via phone and in person, maintaining records of inquiries.
  2. Process confidential paperwork related to residents promptly.
  3. Lease apartment homes, including handling inquiries, conducting tours, processing applications and deposits, following up with prospects, and renewing leases.
  4. Screen, interview, and notify applicants of acceptance or denial, complying with company policies, EHO requirements, and applicable regulations.
  5. Conduct market surveys and recommend marketing strategies based on analysis.
  6. Create flyers and media materials to promote residency.
  7. Develop and implement promotional ideas.
  8. Complete weekly traffic analysis reports and other required reports.
  9. Engage with community contacts such as employers and real estate agencies for outreach.
  10. Accept and record checks and money orders for deposits.
  11. Ensure accurate and timely financial reporting and record-keeping.
  12. Report property loss incidents to Risk Management promptly.
  13. Report work-related injuries to Human Resources promptly.
  14. Handle evictions and attend court hearings if necessary.
  15. Assist in preparing and managing the community operating budget.
  16. Conduct move-in and move-out inspections as directed.
  17. Comply with all relevant regulations, policies, and procedures.
  18. Manage property in the absence of the Property Manager.
  19. Perform other duties as assigned.
Minimum Requirements
  • At least two years of progressive experience in property management or related field.
  • High school diploma or equivalent.
  • Valid Driver’s License.
  • Excellent communication and interpersonal skills.
  • Experience with budget planning and expense monitoring.
  • Proficiency in computer applications for reporting and data entry.
  • Knowledge of EHO requirements and applicable regulations.
