Job Description Summary

The Assistant Property Manager is responsible for maintaining our communities to a market-ready standard, ensuring a high level of service at all times. They are also responsible for building and motivating high-performing teams to maximize property performance.

Essential Job Duties
  1. Ensure the smooth operation of our community in a fast-paced environment.
  2. Assist the Property Manager with overall operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc.
  3. Assist with providing superior customer service and communication to residents and prospects to enhance satisfaction, renewals, revenue, reputation, and profitability.
  4. Complete lease and renewal paperwork to company standards.
  5. Track and evaluate advertising and all client traffic.
  6. Support the team by maintaining the Cushman & Wakefield mission to be the best national management company.
  7. Assist the Property Manager with day-to-day operations of the on-site team, ensuring adherence to policies and procedures.
  8. Maintain effective on-site staff through interviewing, hiring, and coaching.
  9. Maintain residents' files according to company standards.
  10. Foster a positive living environment through prompt conflict resolution and follow-up.
  11. Manage community budget and finances.
  12. Work with leasing staff to meet leasing and marketing goals.
Competencies
  • Effective communication and customer service skills.
  • Proficiency in Microsoft Office Suite and internet navigation.
  • General office, bookkeeping, sales skills, and excellent communication skills.
  • Ability to set leasing goals and improve staff performance.
  • Supervise daily team operations, ensuring policy compliance.
  • Manage a team effectively.
  • Perform other related duties as required.
Important Education
  • Bachelor’s Degree preferred.
  • High School Diploma, GED, Technical or Vocational school required.
Important Experience
  • 3+ years of Property Management experience.
  • 1+ years of Management experience.
Work Environment

This role operates in a professional office environment, utilizing standard office equipment. Travel between properties is required in varying weather conditions.

Physical Demands

Must be able to stand, walk, ascend/descend stairs, and operate office machinery. Travel up to 15% may be required. Ability to lift and carry objects up to 25 pounds is necessary.
