Job description

Assistant Property Manager (Mosaic Gardens at Westlake)

WinnCompanies is seeking an organized and agile Assistant Property Manager to join our team at Mosaic Gardens at Westlake, a 125-unit affordable community in Los Angeles, CA.

This role involves supporting the Property Manager in managing leasing, accounts receivable/payable, service requests, and customer service. The position offers a pay range of $22.00 to $24.00 per hour, with a schedule from Monday to Friday, 8:00AM to 5:00PM, plus overtime as needed.

Responsibilities
  • Monitor collections, post rent payments, enforce collection policies, and initiate legal actions when necessary.
  • Facilitate leasing activities including tours, application processing, and lease negotiations.
  • Provide exceptional customer service, respond promptly to resident issues, and foster positive resident relations.
  • Assist in physical and financial management tasks under the supervision of the Property Manager, and act as Property Manager in their absence.
  • Prepare financial reports and resident correspondence.
  • Manage accounts payable processes and ensure smooth financial operations.
  • Work with prospective and current residents to maximize occupancy, manage tours, lease documentation, and move-in procedures.
  • Deliver outstanding customer service, educate residents on company programs, and handle service requests.
  • Support marketing efforts and maintain relationships with local businesses and real estate brokers.
  • Stay updated on federal, state, and local regulatory requirements.
Requirements
  • High school diploma or GED.
  • At least 2 years of experience in affordable housing and customer service.
  • Less than 1 year supervisory experience.
  • Proficiency with Microsoft Office and other computer systems.
  • Excellent communication and customer service skills.
  • Strong attention to detail and ability to multitask in a fast-paced environment.
  • Motivated, independent, and a quick learner.
Preferred Qualifications
  • Associate's degree.
  • Experience with tax credit properties and property management software like Yardi or RealPage.
  • Bilingual in English and Spanish.
