Job description

Our Atlanta-based client is seeking an Assistant Property Manager for their Property Management department.

RESPONSIBILITIES:

  • Visit properties to establish relationships with tenants.
  • Conduct property inspections and evaluate the physical aspects of the properties.
  • Handle tenant repair calls and maintenance requests including roof leaks, lighting outages, debris removal, sweeping/porter issues, landscape issues, etc.
  • Work closely and follow up with vendors to ensure maintenance items are handled in a timely fashion.
  • Send Welcome Package to new tenants.
  • Prepare Delivery of Possession certificates for new tenants.
  • Collect tenant sales and insurance certificates.
  • Prepare Rent Start Letters for new tenants.
  • Rent collection.
  • Set up vacant space utilities.
  • Set up new tenant’s water submeter readings with One Point.
  • Maintain and keep Tenant Lists, Vendor Lists, and Utility Lists updated.
  • Oversee water submeter reading/billing.
  • Administrative duties include gathering invoices for quarterly and annual CAM and tax reconciliations and sending statements to tenants, mailing estoppels when necessary, and any other miscellaneous duties that may occur.

QUALIFICATIONS:

  • 2-5 years property management experience.
  • Familiar with MRI, Click Pay, and AVID.
  • Ability to travel to 3-4 assigned properties under VP’s direction.
  • Good people skills.
