Job description

WinnCompanies is seeking an Assistant Property Manager to join our team at Fitchburg Place Apartments, a 96-unit Section 42, HOME, PBV, and senior community located in Fitchburg, MA.

In this role, you will support the Property Manager in managing all aspects of the community, including leasing, accounts receivable, accounts payable, service requests, and customer service.

Please note that the selected candidate will adhere to the following work schedule: Monday through Thursday, from 8:30AM to 5:00PM, and Friday, from 8:30AM to 3:00PM (depending on business need).

Additionally, this position requires prior affordable housing experience.


Responsibilities
  • Monitor collections, post rent payments, enforce the collection policy, and initiate legal action when required.
  • Facilitate all aspects of apartment leasing: touring with prospective residents, processing applications, processing recertifications, and negotiating lease renewals.
  • Provide exceptional customer service, respond to resident issues and complaints in a timely manner, and promote positive resident relations.
  • Assist in all facets of physical and financial management as needed and assigned.
  • Act as Property Manager in absence of the Manager for specified amounts of time.
  • Prepare financial reports for the Property Manager, as well as resident correspondence and recertification notices.
  • Monitor the flow of accounts payable, from issuing purchase orders to processing invoices.
  • Host resident events, such as bingo, coffee hour, and holiday parties.
Requirements
  • High school diploma or GED equivalent.
  • Minimum of 1 year of relevant work experience.
  • Less than 1 year of supervisory experience.
  • A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
  • Ability to successfully work with diverse resident populations.
  • Direct experience administering tax credit programs.
  • Direct experience with affordable housing.
  • Excellent customer service skills.
  • Outstanding verbal and written communication skills.
  • Superb attention to detail.
  • Willingness to learn and be trained.
  • Ability to multi-task in a fast-paced office environment.
Preferred Qualifications
  • Associate's degree.
  • Experience with various computer systems, including Microsoft Office applications and RealPage property management software.
  • Tax Credit Specialist (TCS) designation.
  • Certified Occupancy Specialist (COS) designation.
  • Bilingual in English and Spanish.
