About Us: We are dedicated to providing an exceptional living experience for our residents, and we are currently seeking an experienced and dedicated Assistant Property Manager to become an integral part of our team. Position Summary: As the Assistant Property Manager, you will play a pivotal role in ensuring our community generates a satisfactory cash flow, maintains compliance with Company standards and regulatory agreements, and delivers top-notch resident experiences. This position will also involve managing the property effectively in the absence of the Property Manager.

Essential Duties and Responsibilities:

  1. Oversee community operations including leasing, compliance, recertifications, resident relations, marketing, maintenance, budgeting, accounts receivable/payable, vendor relations, and team development, in collaboration with the Property Manager.
  2. Work closely with other team members across departments.
  3. Maintain open communication and timely reporting regarding the property's performance, addressing concerns promptly.
  4. Assist in maintaining the community's appearance and physical standards as per company and owner requirements.
  5. Participate in showing, leasing, and move-in processes for prospective residents.
  6. Ensure all resident files are accurate and compliant with regulations.
  7. Handle rent collection, deposits, refunds, and resident communications including complaints and notices.
  8. Manage account records and transactions, including NSF's, rent adjustments, concessions, and management-approved debits/credits.
  9. Collect past-due balances and maintain collection files.
  10. Resolve resident complaints and escalate issues to the Property Manager as needed.
  11. Assist in monitoring staff performance and operations during the Property Manager's absence.
  12. Perform other duties as assigned by management.

Knowledge and Qualifications:

  • High school diploma required.
  • At least 2 years of residential property management experience; experience with LIHTC programs preferred.
  • Proficiency in Microsoft Office.
