Assistant Property Manager (Coes Pond Village)

Base pay range

$24.00/hr - $27.00/hr

WinnCompanies is searching for an organized Assistant Property Manager to join our team at Coes Pond Village, a 250-unit tax credit housing community located in Worcester, MA.

In this role, you will support the Property Manager in managing all aspects of the community, including leasing, accounts receivable, accounts payable, service requests, and customer service.

Please note that the pay range for this position is $24.00 to $27.00 per hour, depending on experience. Additionally, the selected candidate will adhere to the following work schedule: Monday through Friday, from 8:30AM to 5:00PM.

Responsibilities

  • Monitor collections, post rent payments, enforce the collection policy, and initiate legal action when required.
  • Facilitate all aspects of apartment leasing: touring with prospective residents, processing applications, processing recertifications, and negotiating lease renewals.
  • Provide exceptional customer service, respond to resident issues and complaints in a timely manner, and promote positive resident relations.
  • Perform annual certifications for 228 LIHTC units in a timely manner.
  • Assist in all facets of physical and financial management as needed and assigned.
  • Act as Property Manager in the absence of the Manager for specified amounts of time.
  • Prepare financial reports for the Property Manager, as well as resident correspondence and recertification notices.
  • Monitor the flow of accounts payable, from issuing purchase orders to processing invoices.

Requirements

  • High School diploma or GED equivalent
  • Minimum of 1 year of relevant work experience in property management or leasing.
  • Less than 1 year of supervisory experience.
  • Prior experience with tax credit programs.
  • Experience with various computer systems such as Microsoft Office Suite.
  • Outstanding verbal and written communication skills.
  • Excellent customer service skills.
  • Superb attention to detail.
  • Ability to multi-task in a fast-paced office environment.
  • Ability to work with a diverse group of people and personalities.

Preferred Qualifications

  • Associate's degree.
  • Experience with project-based Section 8 (PBV) / HUD.
