Job description

WinnCompanies is seeking an Assistant Property Manager to join our team at Chandler Ridge Apartments, a 228-unit residential community located in Raleigh, NC.
In this position, you will support the Property Manager in managing all aspects of the community, including leasing, accounts receivable, accounts payable, service requests, and customer service.
The ideal candidate will adhere to the following schedule: Mondays through Saturdays from 8:30AM to 5:30PM, with one day off during the week.

Responsibilities

  • Assist the Property Manager in managing all aspects of the property including leasing, Accounts Receivable, Accounts Payable, and service requests.
  • Perform all day-to-day leasing and marketing activities related to apartment rentals, move-ins, re-certifications, and lease renewals at a LIHTC property.
  • Interact with prospective and current residents to achieve maximum occupancy.
  • Generate and manage traffic, lotteries, wait lists, property tours, leasing apartments, qualifying prospects, and following up on leads.
  • Prepare lease documentation applicable to program types, complete move-in paperwork, and procedures, maintain databases, and ensure tour route, amenity areas, and show units meet company standards.
  • Stay updated with federal, state, and other regulatory requirements and programs.
  • Monitor collections, post rent payments, enforce collection policies, and initiate legal actions when required.
  • Facilitate all aspects of apartment leasing: touring with prospective residents, processing applications, recertifications, and lease negotiations.
  • Provide exceptional customer service, respond promptly to resident issues and complaints, and promote positive resident relations. Assist in physical and financial management as needed.
  • Act as Property Manager in the absence of the Manager for designated periods.
  • Maintain relationships with area businesses, housing offices, employers, and real estate brokers to generate new business or maintain waiting lists.
  • Gather documents for residency approval submission to appropriate entities.
  • Prepare financial reports, resident correspondence, and recertification notices.
  • Set goals and plan to achieve results within guidelines.
  • Supervise daily work activities of employees.
  • Undertake employment actions such as hiring, termination, corrective actions, and performance reviews.

Requirements

  • High school diploma or GED.
  • Less than 1 year of work experience.
  • Less than 1 year of supervisory/management experience.
  • Experience with LIHTC programs.
  • Proficiency with RCRS system.
  • Experience with Microsoft Office Suite.
  • Excellent verbal and written communication skills.
  • Outstanding customer service skills.
  • Attention to detail.
  • Willingness to learn and be trained.

Preferred Qualifications

  • Associate's degree.
  • Experience in property management.
