Job description

Assistant Property Manager (25 Sixth Street)

WinnCompanies is seeking an organized and agile Assistant Property Manager to join our team at 25 Sixth Street, an affordable housing community located in Chelsea, MA.

In this role, you will support the Property Manager in managing all aspects of the community, including leasing, accounts receivable, accounts payable, service requests, and customer service.

This position offers a regular business hour schedule: Monday through Friday, 8:30 am - 5 pm.

Responsibilities
  • Monitor collections, post rent payments, enforce the collection policy, and initiate legal action when required.
  • Facilitate all aspects of apartment leasing: touring with prospective residents, processing applications, recertifications, and lease renewals.
  • Provide exceptional customer service, respond to resident issues and complaints promptly, and promote positive resident relations.
  • Assist in physical and financial management tasks as needed and assigned.
  • Act as Property Manager in the absence of the Manager for designated periods.
  • Prepare financial reports for the Property Manager, as well as resident correspondence and recertification notices.
  • Monitor accounts payable flow, from issuing purchase orders to processing invoices.
Requirements
  • High school diploma or GED.
  • At least 1 year of relevant work experience.
  • Less than 1 year of supervisory experience.
  • Experience with computer systems, including Microsoft Office.
  • Excellent verbal and written communication skills.
  • Strong customer service skills.
  • Attention to detail.
  • Willingness to learn and be trained.
  • Ability to multi-task in a fast-paced environment.
  • Ability to work with diverse groups of people.
Preferred Qualifications
  • Associate's degree.
  • Experience with LIHTC certifications.
  • Experience in property management.
  • Experience with Yardi or RealPage software.
