ASSISTANT PROPERTY MANAGER, GREENE HILLS ESTATES - SPRINGFIELD, VA

Greene Hills Estates is an affordable multifamily property in the Newington area of Springfield, Virginia. Our next Assistant Property Manager will have experience with Project-Based Section 8 recertifications and ideally with LIHTC recertifications as well. Bilingual in English and Farci, Spanish, or Amharic is preferred.

General Statement of Duties:

Assists the Property Manager in fiscal planning, staff supervision, physical property management, rent collection, resident relations, and directly oversees the occupancy and recertification process.

Supervision:
  • Received by: Reports to Property Manager.
  • Supervises: Direct reports as assigned.
FLSA:

Non-Exempt

Essential Functions:
  • Fosters positive relationships with residents, communities, and agencies.
  • Enforces company policies and regulations.
  • Supervises maintenance, security, landscaping, and cleaning departments as needed.
  • Supervises contractors and vendors.
  • Responds to inquiries.
  • Assists with rent collection and resident outreach.
  • Reviews inventory and maintenance purchases.
  • Conducts apartment and property inspections.
  • Writes service orders and maintains logs.
  • Coordinates turnover schedules with maintenance and Property Manager.
  • Assists in budget and financial management.
Minimum Qualifications:
  • Education: High School diploma required; Associate’s or bachelor’s degree preferred.
  • Experience: One year of property management or related experience preferred.
  • Skills: Strong work ethic, supervisory skills, knowledge of Microsoft Word, Excel, Yardi, excellent communication, detail-oriented, ability to handle emergencies, and physical ability to inspect property.
  • Fluent in English; bilingual capabilities may be required.
