Position Overview
NRI Staffing is seeking an experienced and service-oriented Assistant Property Manager to support the operations of a premier Class A commercial office property in downtown Washington, DC.
This role is ideal for a commercial property management professional looking to further develop their career and advance into a future Property Manager position. The Assistant Property Manager will play a key role in daily building operations, tenant relations, financial administration, vendor management, facilities coordination, and tenant engagement initiatives.
The ideal candidate is proactive, detail-oriented, and comfortable working in a fast-paced, high-visibility environment. Strong communication skills, professionalism, sound judgment, and a commitment to exceptional tenant service are essential.
This is a 100% on-site position.
Key Responsibilities
Property Operations & Tenant Services
- Support the day-to-day management and operations of a Class A commercial office property.
- Serve as a professional and responsive on-site presence for tenants, vendors, and building staff.
- Conduct regular property inspections to ensure cleanliness, safety, and overall building presentation.
- Coordinate with engineering, security, janitorial staff, contractors, and vendors to maintain operational excellence.
- Identify operational issues and ensure timely resolution.
- Monitor and manage tenant requests through the property's work order and tenant portal systems.
- Track service levels, follow up on open work orders, and ensure tenant issues are resolved promptly.
- Maintain high levels of tenant satisfaction through proactive communication and follow-through.
Tenant Relations & Engagement
- Act as a primary point of contact for tenant inquiries and service requests.
- Manage tenant communications, building notices, and portal updates.
- Coordinate tenant move-ins, move-outs, and related building procedures.
- Plan and execute tenant appreciation events and engagement programs.
- Coordinate event logistics, vendors, catering, communications, and on-site execution.
- Gather tenant feedback and identify opportunities to enhance the tenant experience.
- Oversee the performance of security, janitorial, and other contracted service providers.
- Monitor staffing levels, service quality, and compliance with building standards.
- Coordinate maintenance requests, vendor scheduling, and service follow-up.
- Maintain vendor files, contracts, certificates of insurance (COIs), and related documentation.
- Partner with engineering staff regarding building systems, maintenance activities, and vendor oversight.
- Support sustainability and ESG initiatives as applicable.
- Assist with annual operating budgets and financial planning.
- Review and process accounts payable in accordance with established procedures.
- Support financial reporting, variance analysis, and budget tracking.
- Monitor rent collections and assist with delinquency resolution efforts.
- Maintain property records, lease documentation, operational reports, and management files.
- Prepare recurring reports, inspection logs, and operational updates.
Leasing Administration & Projects
- Maintain knowledge of tenant lease provisions, obligations, and critical dates.
- Assist with lease administration, renewals, expansions, and tenant correspondence.
- Support tenant improvement projects, capital projects, and vendor-related initiatives.
- Obtain proposals, track project schedules, and maintain project documentation.
- Assist with risk management, emergency preparedness, and safety compliance initiatives.
Qualifications
Required
- 2-3+ years of commercial property management experience.
- Experience supporting commercial office properties; Class A office experience strongly preferred.
- Bachelor's degree preferred; equivalent experience will be considered.
- Experience working with tenants, vendors, contractors, engineering teams, security, and janitorial personnel.
- Strong organizational and time-management skills with the ability to manage multiple priorities.
- Excellent verbal and written communication skills.
- Strong customer service and relationship-building abilities.
- Ability to analyze issues, troubleshoot problems, and make sound decisions independently.
- Proficiency in Microsoft Office, particularly Excel.
- Valid driver's license and ability to travel to other properties as needed.
Preferred
- Experience with property management platforms such as MRI, Yardi, Nexus, AvidXchange, or similar systems.
- Experience utilizing tenant portals and work order management systems.
- Professional certifications or coursework such as BOMA RPA, IREM CPM, or related designations.
- Experience supporting budget preparation, financial reporting, and capital projects.

Compensation
$70,000-$75,000 annually, commensurate with experience and qualifications.
