Job summary

S2 Residential is seeking an Assistant Property Manager to support the Property Manager and ensure the community's operational and financial success. You will oversee on-site accounting, tenant relations, and daily operations to drive occupancy, marketing, expense control, and delinquency management.

You will collect rents, inspect move-ins/move-outs, maintain files, and coordinate with vendors. The role requires strong communication, organization, and a customer-focused mindset in a fast-paced

Responsibilities

  • Lead by example on how to create an exemplary customer experience for all residents.
  • Resolve prospect or resident concerns or objections as they arise.
  • Collect and account for all rents and other monies owed by applicants and residents.
  • Collect rent by the 5th of the month and continue collection efforts for overdue rent daily.
  • Collect past due balances from former residents and manage debt collection company relationships.
  • Conduct resident move-out inspections and complete deposit accounting.
  • Maintain all resident files and documentation.
  • Follow-up with prospects via phone and email.
  • Process rental applications.
  • Maintain a calendar of scheduled move-ins and inspections prior to move-in day.
  • Ensure the community is open and ready for business at scheduled time daily; morning opening duties complete by 9am.
  • Maintain relationships with vendors, residents, team members and associates professionally.
  • In the Property Manager's absence, assist in monitoring staff for successful operation.

The Assistant Property Manager position requires the ability to work any of the seven days of the week, 52 weeks of the year.
