Job summary

Howard Hughes Communities is seeking an Assistant Property Manager to oversee operations of a commercial real estate portfolio. You will supervise staff, ensure policy compliance, and deliver exceptional service to tenants while coordinating with vendors and accounting teams.

The role requires a bachelor’s degree and 2–3 years of Class A office experience, with CPM/RPA in progress preferred. Strong communication, confidentiality, and multitasking are essential for success.

Qualifications

  • A bachelor’s degree in business management, Finance, Accounting, or related discipline.
  • CPM and/or RPA designations or in progress.
  • 2-3 years of property management experience, Commercial /Class A Office management.
  • Proficiency in Microsoft Word and Excel.
  • Proficiency in Microsoft Outlook, Angus, MRI, Yardi or CTI preferred.
  • Strong understanding of financial reports and variance analysis.

Responsibilities

  • Represent HHC professionally while adhering to management agreements.
  • Ensure compliance with policies, codes, regulations, and directives.
  • Provide leadership to property staff and manage performance.
  • Develop annual inspection processes and conduct regular inspections.
  • Develop operating and capital budgets and track variances.
  • Bid and manage vendor contracts per procurement requirements.
  • Coordinate and oversee tenant construction work and reporting.
  • Participate in leasing and client meetings to align teams.
  • Foster positive relationships with tenants, clients, and internal teams.

About the Role

The Assistant Property Manager oversees all operations of a commercial real estate portfolio. The role is responsible for achieving superior operational results and financial performance, serving as point person for the portfolio of commercial properties, providing a best-in-class level of service to the tenants in the portfolio, and supervising third party vendors.

What You Will Do

Professionally represent HHC while adhering to the terms and conditions of the management agreement.

Ensure compliance with Property Management Policies and Procedures, codes, regulations, and governmental agency directives.

Provide management and leadership to property staff, including hiring and performance management.

Develop comprehensive annual inspection process for properties; complete weekly, monthly, quarterly, annual inspections as required for a specific assets and HHC’s best practices.

Develop operating and capital budgets, track variances, oversee the completion of CAM reconciliations, and ensure smooth recovery process.

Bid, negotiate, and manage conformity with vendor contracts in accordance with TW and the client’s procurement contract requirements.

Maintain interface with third-party owners and accounting team to ensure total contract compliance, including preparation of accurate and timely reporting.

Coordinate and oversee all tenant and building construction work to ensure timely and accurate completion of all construction work at property on behalf of client.

Participate in leasing and client team meetings and ensure effective communication between leasing and property management team members in order to achieve goals and objectives.

Provide and foster positive relationships with tenants, external clients, and internal clients.

Represent and communicate clearly and accurately, in person, over the phone, and in writing the authority of the property manager based on legal agreements in effect and HHH policies.

Coordinate training and development activities for team members.

Foster relationships with BOMA/local CRE members to maintain awareness of competitor activity and/new business development opportunities.

Additional duties or projects as assigned by Senior Leadership.

About You

A bachelor’s degree in business management, Finance, Accounting, or related discipline.

CPM and/or RPA designations or in progress.

A minimum 2-3 years of property management experience, Commercial /Class A Office management.

Must have intermediate to advanced Microsoft Word, and Excel proficiencies.

Microsoft Outlook, Angus, Accounting Software such as MRI, Yardi or CTI proficiency preferred.

Strong understanding of financial reports, including variance of actual vs. budget numbers.

Ability to keep information strictly confidential.

Strong desire to succeed in an entrepreneurial environment.

Exceptional oral and written communication skills.

Must be able to handle multiple projects, changing priorities and a continually heavy workload.

Foster a positive working environment for team members.
