SM is seeking an Assistant Property Manager to join the Property Management Department. This position will be responsible for assisting the property manager(s) across the properties assigned and working with the accounting department to ensure all financial obligations are met for the clients.

Responsibilities Include, But Are Not Limited To
Accounting and Financial
  • Assist in financial oversight of the properties including preparation of annual budgets, monthly and quarterly reporting, annual operating expense and real estate tax reconciliations.
  • Assist with preparation of monthly financial and variance reports to clients.
  • Process vendor invoices and ensure proper coding and timely payments.
  • Support annual budget process for both operating and capital planning.
  • Assist with A/R duties where needed by following the Seyon Management policies for contacting tenants, following up for payment and sending default letters by the dates outlined in the policies.
Tenant Relations and Communications
  • Serve as key point of contact for all tenants, handling requests and resolving concerns professionally and promptly. Conduct regular follow-ups to ensure a consistent approach to the tenants' needs.
  • Assist the Property Manager in responding to tenant work orders, run reports to ensure work orders are being closed out in a timely manner. Discuss open work orders with facilities staff and vendors to ensure all are being responded to.
  • Read tenant leases as they pertain to responding to issues, billing, operating expenses, and tenant rights to assist in resolving issues.
  • Assist with onboarding new assets, tenant move-in and move-out, following the outlined process to ensure a smooth transition.
Operations and Maintenance
  • Assist in the day-to-day monitoring of vendor performance to ensure full compliance with Seyon’s standards.
  • Track COIs for vendors and tenants through property management software.
  • Coordinate tenant improvements and capital projects work.
  • Maintain vendor contracts, Certificates of Insurance, and service level agreements, ensuring vendors meet Seyon’s expectations.
  • Support emergency preparedness planning and incident response procedures.
Skills & Experience Required
  • 3-5 years of experience in commercial property management.
  • Undergraduate college degree required.
  • Knowledge of operational, administrative, and financial aspects of real estate management.
  • Proficiency in Microsoft Office, property management software, and Yardi or similar financial software.
  • Effective communication skills with clients, tenants, and vendors; ability to multitask and solve problems in a fast-paced environment.
