Job summary

The KRE Group is seeking an Assistant Property Manager to support daily operations at a residential community. You will assist the Property Manager, coordinate turnover, inspections, and resident communications, ensuring high standards and occupancy goals.

You will lead a team, manage service requests with the maintenance team, and support leasing and administrative tasks while upholding company policies. Strong communication and organizational skills are essential.

Job description

The Assistant Property Manager supports the overall management and daily operations of a residential community by partnering with the Property Manager to deliver exceptional resident experiences, maintain operational excellence, and achieve occupancy and financial goals. This role assists with resident relations, apartment readiness, reputation management, service request follow-up, administrative functions, and team leadership while ensuring company standards are consistently met.

The Assistant Property Manager works closely with the Property Manager, Maintenance Manager, Leasing team, residents, vendors, and corporate departments to ensure the community operates efficiently and provides an outstanding living experience.

Essential Duties and Responsibilities

Property Operations

  • Assist the Property Manager in the day-to-day operations of the community.
  • Coordinate and oversee apartment turn schedules to ensure units are completed on time and meet company standards.
  • Facilitate move-in inspections to ensure apartments are ready for new residents.
  • Conduct rent-ready inspections to ensure apartments are prepared for leasing tours.
  • Oversee the move-out inspection process and communicate deficiencies with the Maintenance Manager.
  • Monitor community appearance and identify operational needs requiring attention.
  • Maintain office organization, cleanliness, and inventory of office supplies.

Resident Relations

  • Serve as a primary point of contact for residents, providing exceptional customer service.
  • Address resident questions, concerns, and complaints professionally and promptly.
  • Manage incoming phone calls, emails, and voicemails.
  • Coordinate resident communications and follow up to ensure timely issue resolution.
  • Assist with lease administration and resident documentation as needed.
  • Foster positive resident relationships to improve resident retention and satisfaction.
  • Monitor online reviews and resident feedback across various platforms.
  • Respond to resident reviews in accordance with company standards.
  • Encourage satisfied residents to submit positive online reviews.
  • Partner with the Property Manager to improve resident satisfaction and community reputation.

Service Request Coordination

  • Monitor service requests and ensure timely completion by the Maintenance team.
  • Follow up with residents regarding completed work orders.
  • Escalate unresolved maintenance concerns to the appropriate team members.
  • Maintain communication between residents and the Maintenance Department.
  • Assist with training, coaching, and supporting leasing and administrative team members.
  • Promote a positive, collaborative work environment.
  • Communicate regularly with the Property Manager and Maintenance Manager regarding operational priorities.
  • Assist in implementing company policies, procedures, and operational initiatives.

Resident Engagement & Community Events

  • Coordinate and assist with resident events and community engagement activities.
  • Support initiatives that enhance resident satisfaction and strengthen community relationships.
  • Assist with daily administrative responsibilities, including resident files and documentation.
  • Support rent collection, delinquency follow-up, and other financial processes as assigned.
  • Assist with reporting, recordkeeping, and operational documentation.
  • Maintain accurate records in Yardi and other company systems.

Additional Responsibilities

  • Perform other job-related duties as assigned based on business needs.

Education

  • High school diploma or equivalent required.
  • Associate's or Bachelor's degree in Business Administration, Property Management, Hospitality, or a related field preferred.

Experience

  • Minimum of 2–4 years of experience in residential property management, leasing, or customer service preferred.
  • Previous experience in an Assistant Property Manager or Leasing Manager role strongly preferred.

Knowledge, Skills & Abilities

  • Working knowledge of residential property management operations.
  • Familiarity with Yardi property management software preferred.
  • Proficiency in Microsoft Office Suite, including Outlook, Word, and Excel.
  • Ability to analyze problems and implement effective solutions.
  • Strong attention to detail and follow-through.

Work Schedule & Availability

  • Tuesday through Saturday during standard business hours.
  • Ability to work evenings, weekends, and holidays as business needs require.
  • Flexibility to work additional hours to support leasing goals, resident needs, and operational priorities.

Physical Requirements

  • Ability to sit, stand, and walk throughout the workday.
  • Ability to frequently tour apartment homes and community grounds.
  • Ability to climb stairs as necessary.
  • Ability to occasionally lift up to 15 pounds.
  • Ability to use computers, telephones, printers, copiers, and other standard office equipment.
  • Office-based environment within a residential apartment community.
  • Frequent interaction with residents, prospects, vendors, contractors, and internal departments.
  • Fast-paced environment requiring multitasking, organization, and strong customer service skills.
  • Regular walking throughout the property to conduct inspections and support community operations.
