Job summary

PK Construction Company, based in Okemos, MI, is seeking an Assistant Project Manager to support multifamily rehabilitation projects from planning through close-out. You will coordinate documentation, schedules, budgets, subcontractors, and close-out requirements while growing into a Project Manager role.

The role demands strong problem-solving, communication, and organizational skills, with the ability to manage multiple projects in a fast-paced environment and occasional travel across Michigan

Qualifications

  • 1-3 years of construction-related experience with a General Contractor, Construction Manager, subcontractor, developer, or similar organization.
  • Bachelor’s degree in construction management or a related field preferred but not required.
  • Experience with multifamily construction, affordable housing, LIHTC, USDA-RD, HUD, or occupied rehabilitation projects is preferred but not required.
  • Experience working in resident-in-place rehabilitation environments and coordinating construction activities around occupied units is preferred.
  • Familiarity with submittals, RFIs, pay applications, sworn statements, and lien waiver documentation is preferred; training will be provided as needed.
  • Proficient in Microsoft 365 applications, including Excel, Word, Outlook, and Teams.

Responsibilities

  • Assist Project Managers with project planning, procurement, construction administration, and close-out activities.
  • Help coordinate project documentation, subcontractors, vendors, schedules, budgets, submittals, and close-out requirements.
  • Coordinate the submittal and RFI processes by logging, distributing, tracking, and following up on outstanding items with the appropriate project team members.
  • Assist with schedule creation, updates, monitoring, and communication while helping identify activities that may affect project milestones.
  • Support bidding by organizing bid documents, communicating with subcontractors and vendors, tracking proposals, and assisting with bid leveling and scope review.
  • Assist with subcontract and purchase order preparation, document tracking, and coordination of required insurance and supporting documentation.
  • Maintain project records, including contracts, change orders, submittals, RFIs, meeting notes, correspondence, schedules, and close-out documents.
  • Demonstrate strong attention to detail, organization, follow-through, and the ability to manage multiple priorities in a fast-paced environment.
  • Communicate professionally with Project Managers, field staff, subcontractors, vendors, property management, design professionals, and accounting.
  • Assist with project meetings, site visits, punch lists, turnover, warranty items, and final close-out requirements.

PK Construction Company is a successful General Contractor adjunct to PK Housing & Management that develops PK’s own development projects. Located out of Okemos, MI, PK Construction has been around for over 25 years specializing in apartment construction and rehabilitation of occupied affordable housing and multi-family development units. PK is seeking an Assistant Project Manager to support project teams through the steady growth and continued improvements of the properties that make up the communities in which they serve.

Position Summary

The Company is looking for an Assistant Project Manager with strong problem-solving, communication, and organizational skills to support the successful completion of primarily apartment complex rehabilitation projects. This is a multi-dimensional, fast-paced role that assists Project Managers with multiple projects simultaneously from planning through close-out. The Assistant Project Manager will help coordinate project documentation, subcontractors, vendors, schedules, budgets, submittals, and close-out requirements while developing the experience needed to manage projects independently.

The role requires consistent follow-through and clear communication with Project Managers, field staff, subcontractors, vendors, the PK management team, and accounting. The Assistant Project Manager is responsible for helping keep project information organized, accurate, and current while promptly identifying questions, conflicts, or items requiring Project Manager direction. This position is intended to provide a clear path for professional growth by progressively expanding the employee’s project responsibilities and preparing them to advance into a Project Manager role.

Duties and Responsibilities, Requirements and Qualifications

  • Communicate professionally and consistently with Project Managers, field staff, subcontractors, vendors, property management, design professionals, and accounting.
  • Assist with project meetings, site visits, punch lists, turnover, warranty items, and final close-out requirements.
  • Demonstrate strong attention to detail, organization, follow-through, and the ability to manage multiple priorities in a fast-paced environment.
  • Maintain a 100% commitment to safety and support compliance with company and project-specific safety requirements.
  • Proficient in Microsoft 365 applications, including Excel, Word, Outlook, and Teams.
  • Preferred software experience includes construction project management and document review platforms such as Procore or similar software, Bluebeam Revu, Microsoft Project, and Adobe Acrobat.
  • Ability and willingness to learn and further develop PK Construction’s project management processes, contract requirements, and construction documentation standards.
  • Demonstrated interest in professional growth and assuming progressively greater responsibility with the goal of advancing into a Project Manager position.
  • This position is based in an office environment at our main office in Okemos, Michigan.
  • We allow working from home on Tuesday and Thursday only (but is not required) in the Construction Department, but are expected to work in the office on those days if an in-person meeting, company event, etc. is scheduled on that day.
  • Standard working hours are from 9am to 5pm but early mornings, late evenings and/or working weekends will be expected depending on project needs.
  • This position will require occasional travel to project sites throughout Michigan and other states, including Texas, Ohio, and Indiana. Travel may include periodic overnight trips based on project needs.
