Job summary

Thomas Park is seeking an Assistant Project Manager to support the planning and execution of commercial construction projects from preconstruction through closeout. You will work with Project Managers, Superintendents, and leadership to own subcontractor coordination, procurement, document control, cost tracking, and schedule support.

Qualifications

  • 2-3 years of experience in commercial construction as a Project Engineer, Assistant Project Manager, or similar role.
  • Bachelor’s degree in Construction Management, Civil Engineering, Architecture, Business, or a related field. Equivalent relevant construction experience will also be considered.
  • Working knowledge of commercial construction processes, means and methods, and project documentation.
  • Strong organizational and task management skills with the ability to manage competing priorities across multiple projects.
  • Strong written and verbal communication skills.
  • Ability to read and interpret construction drawings and specifications.
  • Experience with construction technology platforms such as Procore, Bluebeam, Sage, or comparable software.
  • Understanding of project cost control, scheduling, submittals, RFIs, and change management.
  • Demonstrated initiative and willingness to take increasing ownership of project responsibilities.

Responsibilities

  • Support the Project Manager in the day-to-day management and execution of assigned commercial construction projects.
  • Manage project documentation including submittals, RFIs, meeting minutes, logs, drawings, and project correspondence.
  • Proactively track open items and drive required information, approvals, and decisions to keep projects moving.
  • Participate in OAC meetings and subcontractor coordination meetings, including preparation and distribution of meeting documentation.
  • Coordinate closely with field teams to ensure project information is current and accurately communicated.
  • Identify project risks, coordination issues, and potential delays and escalates them before they impact project performance.
  • Support subcontractor buyout, including scope review, bid leveling, negotiations, and contract preparation.
  • Coordinate subcontractor onboarding and ensure required documentation is completed before mobilization.
  • Manage subcontractor communication related to scope, procurement, documentation, and project requirements.
  • Track long-lead materials, submittals, and procurement activities against the project schedule.
  • Assist with subcontractor payment applications and verify supporting documentation.
  • Identify scope gaps and coordination conflicts and work with the project team to resolve them.
  • Assist in maintaining project schedules in coordination with the Project Manager and Superintendent.
  • Track milestones, procurement activities, and critical project dates.
  • Support project financial management, including cost tracking, commitments, forecasting, and monthly reporting.
  • Prepare and track change order documentation for subcontractors and clients.
  • Review subcontractor change requests for scope alignment and supporting documentation.
  • Develop an understanding of project profitability and how day-to-day decisions impact financial performance.
  • Participate in preconstruction and estimating efforts for new project opportunities.
  • Perform subcontractor and vendor outreach during the bidding process.
  • Develop trade scopes of work based on drawings, specifications, site conditions, and company standards.
  • Assist with bid leveling, scope comparison, and subcontractor proposal review.
  • Participate in pre-bid walkthroughs and project scope reviews.
  • Support project handoff from preconstruction into active construction.
  • Manage and track closeout requirements including O&M manuals, warranties, as-built drawings, attic stock, and final inspections.
  • Coordinate punch list completion with subcontractors and field teams.
  • Support final billing and subcontractor closeout.
  • Assist with project turnover and ensure required documentation is complete and organized.

The Assistant Project Manager supports the successful planning and execution of commercial construction projects from preconstruction through closeout. Working closely with Project Managers, Superintendents, and the Director of Construction, this role takes ownership of key project management functions including subcontractor coordination, procurement, document control, cost tracking, and schedule support.

This position is designed for a construction professional who has developed a strong foundation in project execution and is ready for increased responsibility. The successful candidate will gain broad exposure to the full project lifecycle with a clear path toward independently managing projects as a Project Manager.

What you’ll do
Project Management & Coordination
  • Support the Project Manager in the day-to-day management and execution of assigned commercial construction projects.
  • Manage project documentation including submittals, RFIs, meeting minutes, logs, drawings, and project correspondence.
