Job summary

Dueall Construction is seeking a Project Administrator to join our Florida team. This role focuses on buyout, change management, and billing to protect project margins and serve as a training ground for advancing to Project Manager.

You will prepare bid packages, manage subcontract agreements, and administer compliance while monitoring costs and reporting margins to the Project Manager. Office-based with site presence required.

Qualifications

  • Degree in Construction Management, Engineering, or Business or equivalent experience.
  • Three or more years of general contractor project administration experience.
  • Understanding of subcontract terms, change order process, and lien law fundamentals.
  • Ability to read and take off a scope from plans and specifications.
  • Procore Commitments, Change Events, Budget, and Invoicing proficiency.
  • Strong written communication for owner- and subcontractor-facing correspondence.
  • Valid Florida driver's license.

Responsibilities

  • Prepare and issue bid packages, level bids and identify scope gaps.
  • Support subcontract negotiations and prepare subcontract agreements for execution.
  • Own change events end to end — price and process through RFQ, PCO, and change orders.
  • Review RFI responses for cost impact and trigger a change event.
  • Administer subcontract compliance — certificates, bonds, lien waivers, and safety docs.
  • Prepare owner pay applications with the schedule of values and continuation sheet.
  • Track committed cost, cost to complete, and projected margin and report to the Project Manager.
  • Supervise and develop Project Engineers on the project.

Dueall Construction is a large-scale exterior restoration general contractor serving multi-story residential communities throughout Florida — stucco, waterproofing (WRB) systems, structural repairs, sealants, and painting. We're in a period of rapid growth, and we're building our Operations team to match, with real, defined career paths for people who want to grow with us.

This is the first role at Dueall that touches money directly. Your work on buyout, change management, and billing determines whether a project's margin is protected or eroded — and it's the primary training ground for Project Manager.

What You'll Do
  • Prepare and issue bid packages for assigned scopes; level bids and identify scope gaps.
  • Support subcontract negotiation and prepare subcontract agreements for execution.
  • Own change events end to end — identify, document, price, and process through RFQ, PCO, and executed change order.
  • Review RFI responses for cost impact and open a change event before extra work is performed.
  • Administer subcontract compliance — insurance certificates, bonds, lien waivers, and safety documentation.
  • Prepare owner pay applications, including the schedule of values and continuation sheet.
  • Track committed cost, cost to complete, and projected margin, and report it to the Project Manager.
  • Supervise and develop Project Engineers on the project.
Required

Nice To Have

  • Florida lien law and construction contract familiarity.
  • Field supervision background.
  • Bilingual English/Spanish.
Where the Role Goes
  • Typical time in role: 2–4 years.
  • Clear path to Project Manager for APMs who have owned a full buyout, run change events start to finish, and can build and defend a project cost forecast.
Work Environment
  • Primarily office-based with regular jobsite presence; full PPE required on every site visit.
  • Ability to walk active construction sites on uneven terrain and climb ladders and scaffolding.
  • Ability to lift and carry up to 25 pounds.
  • Extended periods at a computer workstation; exposure to Florida outdoor conditions during site visits.
