Job Summary

Triangle DeCon Services Inc. is seeking a highly organized and detail-oriented Assistant Project Manager to support the Long Beach Unified School District (LBUSD). Under general direction, this full-time position is responsible for performing a variety of increasingly complex and technical duties in support of the District's business services, facilities planning, maintenance, and construction programs.

The successful candidate will provide critical support in managing planning data, preparing reports, assisting with budgeting and fiscal tracking, and updating school site plans, boundary maps, and long-range facility needs. This role involves regular coordination with District departments, consultants, and public agencies, as well as contributing to the preparation of presentations, Board materials, and demographic analysis.

Duties

  1. Perform a variety of increasingly complex and technical duties related to the District's facilities planning and construction program; provide project coordination and management support to department activities and projects.
  2. Prepare and maintain reports, records, and files related to assigned activities; maintain data for long and short-range planning; compose written and oral communications to convey information in accordance with District policies and procedures.
  3. Review, analyze, and make recommendations for professional services contracts.
  4. Assist in fiscal analysis related to planning and construction accounting, budgeting, invoicing, and payment requests; assist in the preparation of expenditure and close-out reports with regulatory agencies.
  5. Monitor accounts to ensure funds are appropriately expended and compliance with applicable laws, codes, rules, and regulations.
  6. Assist in analyzing student enrollment projections; conduct facility capacity and enrollment surveys to evaluate needs; perform and interpret statistical calculations; review and update site Master Plans and ADA Transition Plan.
  7. Update and maintain School Site Plan Drawings, Boundary Maps, District demographic data, and other surveys; work with school sites to update emergency evacuation plans and related facilities information.
  8. Assist with the development of maps and reports based on graphical information; prepare and follow-up on Board of Education agenda items; prepare charts and graphs.
  9. Serve as a liaison between District personnel and outside agencies regarding facilities planning and construction activities; communicate with District staff, consultants, and public agency representatives regarding planning requirements, schedules, and issues.
  10. Perform various special projects as directed; research, apply, and maintain current knowledge of laws, codes, rules, and regulations related to assigned activities.
  11. Utilize a variety of advisory data and information including budgets, architectural and construction plans, State and local plans and zoning ordinances, federal and State environmental guidelines, and boundary maps to support District decision-making.
  12. Provide information to Facilities management regarding assigned functions; advise on unusual trends or problems and recommend corrective actions.
  13. Assist in construction closeout activities, including warranties, as-builts, training, and attic stock.
  14. Operate a computer and software to input data and develop reports; utilize GIS and CADD software; drive a District or personal vehicle to conduct work and visit sites.
  15. Attend and represent the District in meetings, conferences, and hearings as assigned.
  16. Prepare and deliver oral presentations as needed.
  17. Support equipment replacement and facilitate obtaining quotes from contractors.
  18. Assist in programming, troubleshooting, and replacing wireless thermostats.
  19. Assist the Energy Manager with related tasks outlined under the Energy Manager position.
