Job summary

Council on Vertical Urbanism (CVU) - Australia Chapter seeks an Assistant Project Manager for daily project oversight, cost control, scheduling, and client communications on commercial construction. You will assist PMs, manage budgets, RFPs, and change estimates while ensuring quality and timely closeout.

Two years in a similar role and an associate degree are required; a Bachelor's is preferred. This exempt role supports site visits and coordination with engineers, subs, and designers.

Qualifications

  • At least two (2) years of experience as a Project Engineer or equivalent on commercial construction projects.
  • Associate's degree or equivalent knowledge in construction management, business administration, and related fields; Bachelor's degree preferred.

Responsibilities

  • Assist PMs in supervising and developing project engineers and other staff.
  • Manage client RFP responses, budgets and bids.
  • Create and update project schedules with PMs and Superintendents.
  • Track scope development and subcontractor pricing for change estimates.
  • Assist with tracking and updating budgets for client use and internal reporting.
  • Maintain cost control logs and issue change estimates for revised scope.
  • Attend and/or direct weekly client meetings and prepare minutes.
  • Maintain RFI logs and create solution-oriented RFIs for clients and designers.
  • Maintain long-lead tracking logs and review material submittals.
  • Ensure documentation for subcontractors, permits, plans, and safety is current.
  • Routinely visit sites to monitor status with PMs, Superintendents and subs.
  • Maintain high standards of quality control on all projects.
  • Prepare project close-out manuals for clients/owners.
  • Support warranty claims for clients and owners.

The Assistant Project Manager is responsible for the day-to-day conduct of all assigned projects under the supervision of a Project Manager. The APM has the primary duty to anticipate, track, and manage all material needs and costs through the course of each project from inception to completion, maintaining appropriate record of communications, updating logs, schedules, and job costs. This is an exempt position as defined by the Fair Labor Standards Act.

Routine Duties & Responsibilities
  • Assist PMs in the supervision and development of project engineers and other support staff.
  • Manage or assist with client RFP responses, budgets, and bids.
  • Create and update project schedules with PMs and Project Superintendents.
  • Track scope development and compile subcontractor pricing for change estimates.
  • Assist PMs with the tracking and updating of budgets for client use and internal reporting.
  • Maintain cost control logs for the project team and issue client change estimates for revised scope.
  • Attend and/or direct weekly client meetings, and promptly update and issue meeting minutes.
  • Maintain RFI logs and create solution-oriented RFI's for clients and designers.
  • Maintain long-lead tracking logs, submittal logs; review and issue material submittals for approval.
  • Ensure HBC Superintendents and subcontractors have the proper documentation required to perform work, inclusive of : Subcontracts, current plans and specifications, permits, schedules, meeting minutes, change orders, bulletins, submittals, RFI responses, correspondence, job hazard and safety reports; required postings, project directories, and emergency contact info.
  • Routinely visit project sites to monitor status with PMs, Superintendents, and subcontractors.
  • Ensure that the highest standards of quality control are maintained for all projects.
  • Promptly generate project close-out manuals for clients and building owners.
  • Support clients and building owners with warranty claims.
WORKING CONDITIONS & PHYSICAL DEMANDS
  • The Assistant Project Manager may routinely sit or stand for long periods of time performing normal duties and/or interacting with coworkers and clients at meetings and events.
  • The APM may routinely lift and/or carry moderately heavy objects, and work on repetitive tasks in front of a computer screen, which may strain the eyes of certain individuals, cause chronic joint discomfort, and related issues. Care should be taken to avoid back injuries, eye strain, headaches, fatigue, carpal tunnel, and related syndromes.
Minimum Qualifications And/Or Equivalents
  • At least two (2) years of experience as a Project Engineer or equivalent position on commercial construction projects.
  • An Associate's degree or equivalent knowledge in construction management, business administration, and/or related fields of study. Bachelor's degree preferred.
  • Ability to read architectural and engineered plans and specifications.
  • Trade-specific knowledge of carpentry, mechanical, electrical, plumbing, and finishes sufficient to guarantee proper conformance with architectural and engineered design requirements.
  • A general and broad understanding of accounting systems, budgets, financial reporting, prime contracts, subcontracts, lien processes, releases, invoicing, and relevant AIA documents.
  • Precise working knowledge of Microsoft Outlook, Project, Excel, Word, Adobe, Bluebeam, and relevant project management software.
  • LEED or similar accreditation preferred.

$85k - $120k/ year DOE + Benes + Retirement
